2024 marks a new year, and with it, the potential for former President Donald Trump to run for office again. However, recent legal troubles have cast a shadow over his business ventures in New York. Accused of inflating the value of his assets, Trump faces potential penalties of up to $370 million and the revocation of his New York licenses, making it nearly impossible for him to run his real estate business.
While one would expect becoming POTUS would bolster one's private business and personal brand, it has done anything but for Trump in New York. His controversial presidency and ensuing legal turmoil have severely impacted condo owners in Trump-managed buildings. Since 2016, apartments in these properties have sold for nearly 20% less on a price-per-square-foot basis. Trump condos, once synonymous with luxury, now sell below the Manhattan condo average price/ft². His most iconic buildings on the skyline, like Trump Tower and Trump World Tower are seeing apartments sell below 2009 averages, and this is without accounting for inflation.




Despite these challenges, a Manhattan apartment is valuable regardless of whose name is on it, and for those undeterred by Trump's name, there are attractive deals available in his ten buildings. A new and notable example is a high-floor, four-bedroom duplex in Trump Tower, originally listed for $15 million in 2009, sold for $11.5 million in 2010, and is now back on the market for $8.25 million—a 28% loss in value if sold at ask.
While some Trump buildings and units may need updates, they still maintain a reputation for excellent staff and services. Notably, Trump-managed buildings that have rebranded, like One Central Park West and 220 Riverside Boulevard, have fared relatively better in terms of maintaining their value.
