Over the past seven days, eight contracts were signed for luxury apartments priced at $4 million and above in New York City. The July 4 holiday cut the business week short, but Olshan Realty's market report notes that this total was only one contract fewer than this time last year, when the higher mansion tax went into effect. This week's sales-contract volume totaled $59,965,000.
The top contract was #4B, a three-bedroom listed for $11.4 million, at 443 Greenwich Street. The building is an ultra-private factory conversion that has proven a favorite among celebrities, and the listing broker did not provide any details on the transaction. The second-highest contract took place at One57, home of last week's top contract. This one, #38F, is a fully furnished three-bedroom listed for $10.95 million. This apartment was sold by the sponsor Extell. Indeed, half of the properties sold were by sponsors or developers in the highest total of developer sales since just before the New York lockdown.

For the last week of June 28 to July 4, there were a total of 155 condo, condop, and co-op residential sales recorded in Manhattan blending to an average price $1.44 million and an aggregating to $221.8M. This represents a sizeable increase from last week's 113 closings amounting to $145M in deals. The majority of sales closed in early to mid-June. Last week's 55 condo sales came in at an average of $1.84 million or $1,520 per square foot. The 96 co-op sales averaged $1.298M. There were 37 sales of $2M or more recorded this past week, substantially up from the week prior. See the full list of sales recorded last week below.
