From March 3-9, 2026, approximately 250 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions.
The largest of these was for Penthouse #22, a duplex penthouse at Upper West Side cooperative Riverside Towers. It has three bedrooms, two and a half baths, two private terraces, protected views of the Hudson River and Riverside Park, and a 73.3% reduction bringing the asking price to $999,999.

However, there is more to this than meets the eye. The listing notes that it is being sold in a "flash sale auction," a step sometimes taken in the wake of a foreclosure or in a bid to ensure a quick sale on a luxury home; the sale of former Real Housewife Sonja Morgan's Upper East Side townhouse is a recent and well-known example of the latter. In this case, though, it should be noted that an auction is not actually taking place, but this price is rather serving as a starting point in hopes of starting a bidding war.

As an aside, a real auction is scheduled for April 16 for Penthouse S at 100 Franklin Street. Its current listing price of $6.5 million represents a 7.1% reduction from the initial ask of $6.995 million, but bids are expected between $3.5 million and $4.5 million, which would be quite a steal for a duplex penthouse with three bedrooms, three and a half baths, and a private roof terrace overlooking views of prewar architecture in the Tribeca East Historic District.

The penthouse up for auction is located directly north of the forthcoming condo conversion at 101 Franklin Street. On Monday, Manhattan Community Board 1 approved the conversion and expansion of the postwar government office, former headquarters of the city's Human Resources Administration and Department of Social Services, into a 21-story, 71-unit luxury condominium. The Tribeca-based Steven Harris Architects has been tapped as the designer, and Mr. Harris said in a statement that his years living and working in Tribeca have given him great respect for the neighborhood's history and architecture.

Harlem's most expensive townhouse sale is still Neil Patrick Harris and David Burtka's former house at 2036 Fifth Avenue, which sold for $6.99 million in August 2022, and a penthouse at Circa Central Park that sold for $9.45 million in October 2018 still holds the record for the most expensive condo sale above 96th Street on the West Side and 102nd Street on the West Side. However, two listings still stand to set new sales records for Harlem in spite of recent price reductions.
12 Mount Morris Park, a 25-foot-wide Queen Anne-style townhouse, was originally built in 1888 by James E. Ware. Original details like rich hardwood and wood-burning fireplaces remain intact and beautifully restored, but the house has been updated with modern electricity, plumbing, and new roof and boiler. It was Harlem's most expensive townhouse on the market when it was listed for $9.75 million in February 2026, and the latest price cut brings it down to $8.75 million.

On the Harlem condo front, Penthouse B at 111 Central Park North is a triplex penthouse with four bedrooms, three and a half baths, soaring ceilings, expansive walls ideal for displaying an art collection, and a total of 1,668 square feet of private outdoor space, culminating in a private roof terrace with hot tub and fireplace.
Former New York Yankees outfielder Ichiro Suzuki once rented another penthouse at 111 Central Park North, and fellow Yankees Alex Rodriguez and Derek Jeter also expressed interest in the unit (h/t The Real Deal). However, Penthouse B is owned by financier/philanthropist Mike De Paola, who bought it for $8.073 million in April 2008 and filled it with his extensive art collection. He initially listed it for $19.5 million in July 2019, a price that would have shattered Harlem's condo sales record and netted him a generous profit, and it has been on and off the market at gradually lower price points since then. The latest reduction brings it down to $10 million, or just over half of what he originally sought.

Among new development condos, 12 price cuts took place at One Manhattan Square, the glassy skyscraper at the foot of the Manhattan Bridge that has transformed this stretch of the skyline for better or worse. The 847-foot-tall tower is distinguished by over 100,000 square feet of indoor and outdoor residential amenities, including a spa with hammam and cold plunge, a full basketball court, a screening room with stage, and one acre of private outdoor gardens with playground, treehouse, dog run, and grilling area. A Pathmark supermarket was demolished to make way for the tower, but this has been replaced with a new Brooklyn Fare supermarket in the base of the building.
A 20-year tax abatement is currently in effect at One Manhattan Square, and the sponsor is also offering four years of paid common charges and real estate taxes on newly signed contracts for two- and three-bedrooms. It is over 70% sold.
