When perusing New York real estate, one of the most frequently asked questions is, "Should I buy a condo or a co-op?" That answer will ultimately depend on one's personal preference, but certain factors indicate that co-ops might not necessarily be for everyone. While cooperatives are often priced lower than their condo counterparts (CityRealty listings show that the median price of a Manhattan co-op is $890,531, as compared to the $2,296,084 condo median), they also often require a higher down payment. At the same time, even if one has the financial means of buying in a co-op, that is no guarantee of entry - a co-op board interview is often required, at which time one's financials, work history, personal life, and even pets are up for scrutiny. Finally, while co-ops are frequently located in grand prewar buildings, sometimes this means that the apartments inside need work, but that the building's infrastructure can't take the improvements a modern buyer requires (e.g., an in-unit washer/dryer).
The past week saw 149 sales listings throughout New York City with price reductions, and co-op listings accounted for over half that total. Among them was the full-floor Fifth Avenue home of jeweler to the stars Harry Winston. The building is up the street from the Harry Winston Fifth Avenue flagship, and the apartment boasts 10'6" ceilings, original herringbone flooring, grand proportions, a wood-burning fireplace, and 27 windows spanning all four exposures. The New York Post notes that the apartment was originally listed for $39.5 million in 2018, and is now back on the market for $31.25 million. A full, sortable chart may be found below.
