In New York City, it can sometimes seem like luminaries are trading apartments or moving into each other’s old homes. That is certainly the case for a four-bedroom apartment at The Osborne: In 2015, decades after celebrated composer/conductor Leonard Bernstein lived there with his family while composing West Side Story in a separate studio in the building, Academy Award-winning actress Jessica Chastain bought it from Tony Award-winning composer Adam Guettel for $5.1 million. She then embarked on a renovation that was featured in Architectural Digest and, years later, put it on the market for $7.45 million in May 2024.
Between its rich history, central address, and interiors that combine original architectural details with top-of-the-line appliances and finishes, one might have imagined the apartment would go quickly. But nearly one year later, it has been relisted with a new brokerage and a $950K price reduction.

One possible reason for languishing on the market could be the rise of taller, glitzier towers around The Osborne with Central Park views, like Central Park Tower, One57, and 111 West 57th Street. However, while 111 West 57th Street regularly commands New York's highest-priced sales and contracts, the prices are not as high as they could have been. Nikki Field of Sotheby's International Realty told Mansion Global that adjusted prices in the building brought it to a "sweet spot" for luxury buyers and led to recent sales momentum. The seller of a five-bedroom Landmark Residence in the refurbished Steinway Hall component may be thinking along those lines; it was initially listed for $17,500,000, but the most recent price reduction brings it down to $13,800,000.
The listings at The Osborne and 111 West 57th Street were among over 300 sales listings in core New York City neighborhoods that experienced price reductions from April 8-14, 2025.
