From June 15-21, 2022, a total of 402 sales listings experienced price reductions. Among them was the full-floor penthouse at Liberty Tower, the co-op conversion of 55 Liberty Street. Dating back to 1910, the Henry Ives Cobb-designed building was one of New York’s first skyscrapers and the onetime home of Franklin Delano Roosevelt’s law office. The building’s 1979 residential conversion was one of the first to take place south of Canal Street, Shortly thereafter, the building was unanimously designated a New York City Landmark and added to the National Register of Historic Places. In 2010, it was the winner of the Lucy G. Moses Preservation Award.
The 3,625-square-foot penthouse unit is situated in what was once the attic of the building. The residential conversion beautifully preserved such architectural details as vaulted ceilings, exposed beams, and exposed pipes that lend character to the unit. The 29 windows look out on 360-degree city and river views, as well as the building’s intricate carvings of falcons, gargoyles, lions, and fleur-de-lys.

“Liberty Tower still stands out as a ‘romantic skyscraper,’ and is an important visual landmark in Lower Manhattan” — Landmarks designation report

As architecturally significant as the apartment and its building are, recent years have brought the residential conversions of other famous Financial District buildings—Liberty Tower is located between The Woolworth Tower Residences and One Wall Street.
