According to CityRealty listings, there are 907 public listings in Manhattan new development condos (defined here as buildings finished after 2016), coming to a median price of $3.317 million and $2,233 per square foot. This represents a 2% price drop from November 2020, when there were 937 new development condo listings in Manhattan at a median price of $3.5 million and $2,285 per square foot. Additionally, inventory is down by 3%.

Last year, new development condos were not spared when the international market waned due to the coronavirus pandemic. However, over the past few weeks, many of the top contracts signed have come in at new and nearly finished new developments. As New York fully reopens, travel advisories are lifted, and remote work becomes less widespread, new developments may see further strength.

In the meantime, while it is highly unusual for new sponsor units to have their prices significantly reduced, listings at new developments like 611 West 56th Street, 20 East End Avenue, 200 East 59th Street, and 12 East 88th Street were among the 354 sales listings that experienced price reductions from April 28 to May 4, 2021.
