As of this writing, there are 9,932 condos, co-ops, condops, and townhouses for sale in Manhattan, northern Brooklyn, western Queens, and parts of the Bronx. The Manhattan median condo price has ticked up slightly from last week to $2,139,817, or $1,713 per square foot. Manhattan's median co-op price also experienced a small jump to $888,721 (all figures per CityRealty listings).

From February 3-9, a total of 290 sales listings experienced price reductions to come closer in line with current market conditions. Among them was 125 East 65th Street, a spectacular Upper East Side townhouse that has served as the Kips Bay Decorator Show House in 2017 and Holiday House in 2019. Its history dates back to 1904, when it was designed by Charles A. Platt, architect to the Roosevelts and Astors, for Dr. Frederick S. Reed, a founder of Columbia University's Department of Physiology. Publishing magnate Henry R. Luce would later buy the mansion and gift it to the China Institute in memory of his father, a former missionary, and the non-profit stayed there for 70 years before listing it in 2014.

Most recently, the townhouse has been reduced by over 25 percent to $16.8 million. This and all of the past week's price reductions may be found in a fully sortable table below.
