The Sixth is a new development condominium taking shape at 127 Kent Avenue, on the northeast corner of North 6th Street, but its design by BKSK Architects draws inspiration from North Williamsburg's industrial past. A recent site visit saw exterior construction nearly complete, and a sales launch is likely on the horizon.
According to an offering plan accepted in September 2025, the apartments will start at $1.16 million for one-bedrooms, $2.17 million for two-bedrooms, and $2.86 million for three-bedrooms. All units will have private outdoor space in some capacity - a terrace, a loggia, or a private rooftop cabana - and interiors are set to enjoy abundant natural light from the oversized windows. They are also set to feature white oak hardwood floors, living rooms with 10'7" ceilings, kitchens with high-end appliances, baths with sleek fixtures, and in-unit Bosch washer and dryer.

Helming the development are Joyland Group and Prospect Developers II, who acquired the site for $48.25 million from L3 Capital in late 2023. The project replaces several low-rise residential and commercial buildings, including a 19th-century gable-roofed wood-frame house that once stood on the site. The transformation of this corner is another testament to Williamsburg’s continued transformation since the 2005 rezoning by the Bloomberg administration, which ushered in a wave of residential towers along the waterfront, while preserving the low- and mid-rise character east of Kent Avenue.

Amenities at The Sixth will include an attended lobby with concierge service and package room, a fitness center with access to a stretching terrace, coworking and recreation lounges, a children's playroom, a pet wash station, and a common roof terrace. Private storage is included with each apartment. Parking is absent from the building's amenities, but the North Williamsburg ferry terminal is practically around the corner, and the Bedford Avenue L train is a few blocks away.
The ferry and subway allow for convenient commutes to Manhattan and elsewhere in Brooklyn, but there is much to enjoy close to home. The building is one block north of Marsha P. Johnson State Park (home of the original Smorgasburg) and a short distance from Bushwick Inlet Park, the Music Hall of Williamsburg, and some of the borough’s most beloved cafes, restaurants, and shops. The Second City New York comedy club is just around the corner.
