The holiday season is underway in New York City, and the first night of Hanukkah fell on December 14. The week of December 8-14, 2025 also saw New York City's first snowfall of the season and bone-chilling outdoor temperatures. However, it was a red-hot week for the Manhattan residential real estate market. The number of Manhattan contracts signed increased week over week by 15%, and several high-priced deals drove up the aggregate dollar amount during this time.

A few weeks after the passing of acclaimed architect Robert A.M. Stern, four of the week's ten highest-priced contracts were located in RAMSA-designed buildings. Three were located in 15 Central Park West, the limestone tower that was instrumental in the renaissance of these types of buildings in New York City. Residence #12C had the week's top deal with a $26.8 million ask. If it sells for this price, the seller will make a generous profit, having bought the three-bedroom from the sponsor for $14.15 million in December 2007.
Two other units at 15 Central Park West tied for the second-higest priced with a $25 million ask. For Residence #14B, the asking price includes both the three-bedroom condo in the House section of the building and a separate staff/guest studio apartment on the sixth floor. Public records show that the seller bought them from the sponsor for a total of $15.6 million in 2008. Several stories up in the Tower portion, Residence #29A was also asking $25 million.
The week's top contract outside of 15 Central Park West was for Residence #54A at 53 West 53rd, which was asking $19.44 million in the third-highest contract overall. This represents a $2 million reduction from the price listed in the building's initial offering plan, but was still good enough to give the Jean Nouvel-designed tower above the MoMA the top sponsor deal for the second time this fall.
The top Downtown contract was for Residence #10NORTH in The Flatiron Building, which was asking $18.15 million in the week's fourth-highest overall. One of two units on its floor, the four-bedroom unit features direct elevator access, interiors by Studio Sofield, a massive Great Room overlooking Fifth Avenue and Madison Square Park, and high-end appliances and finishes throughout. The contract was signed at a time when the building has started testing new lighting to illuminate the upper floors of the New York City Landmark at night.
In Brooklyn, the borough's top two contracts were for townhouses located on Brooklyn Heights' "fruit streets". Chief among them was 19 Cranberry Street, which was asking $11 million in New York City's seventh-highest contract overall. The sale was also recorded by the city last week, and shows that the seller, actor/comedian Amy Schumer, took a loss on it, having paid $12.5 million for it in July 2022. The contract was signed the same week she and her husband announced their separation. The buyer made the purchase with an LLC, but The Real Deal identified them as screenwriter Michael Saltzmann.
The family's time at 19 Cranberry Street is a brief chapter in its nearly 200-year history. In 1987, it was famously used as the exteriors of the Castorini family home in Academy Award-winning film Moonstruck. Before that, it was owned by architect Edward Rullman, chairman of the Brooklyn Heights Association's Design Advisory Council and a key figure in the movement to designate the Brooklyn Heights Historic District, the first in New York City.
Also of note, several new developments across New York City saw multiple contracts signed. The top performer in terms of the number of contracts signed was 155W68 on the Upper West Side, where five contracts were signed. Three contracts were signed at both The Willow in Gramercy and The Strathmore in Yorkville, and two contracts apiece where signed at 77 Greenwich Street in the Financial District, The Village West in Greenwich Village, Waldorf Astoria Residences New York in Midtown East, Brooklyn Point in Downtown Brooklyn, and Vesta in Long Island City.
