As the first quarter of 2024 nears the end, CityRealty data shows that prices have softened all over Manhattan. It is hard to cite any one factor, but the Federal Reserve's recent decision to hold high interest rates steady cannot have helped, nor has limited new development inventory, visible quality-of-life issues in the city, and election year anxiety.
The supertalls of Billionaires' Row were absent from this week's top sales, but that is not to say that New Yorkers have lost their appetites for skyscraper living: Penthouse #83B at 15 Hudson Yards closed for $9,950,000 in the week's top sale. While this comes in below the $10.5 million asking price when it entered contract in October 2023, it does not represent as deep a discount as a penthouse five floors up experienced earlier this winter. The corner Great Room and all four bedrooms look out on sweeping views of the Hudson River.
To the south, West Chelsea's tallest tower had the third-highest sale of the week. Residence #WEST25C at One High Line came in at an even $9,000,000. Between its high floor, corner exposure, and the unique tilt of the tower, it enjoys expansive views of the Manhattan skyline and the Hudson River; it also enjoys well-thought interiors by Gabellini Sheppard.

But while new skyline standouts garnered attention, adaptive reuse buildings were not to be overlooked. 10 Madison Square West, a condo conversion in the heart of NoMad, was hot on 15 Hudson Yards' heels with Residence #8E, which closed for $9,675,000, down only slightly from the $9,995,000 asking price when it entered contract in January 2024. The 2,871-square-foot loft has three bedrooms, three and a half baths, and direct views of Madison Square Park.

Further downtown in Soho, The New Museum Building, named for its former tenant, had the fourth-highest sale with Residence $11B, which closed for $8,750,000. Original features like columns and oversized windows remain intact, but features like top-of-the-line kitchen appliances, temperature-controlled wine storage, and a primary suite with walk-in closet and home office area bring this three-bedroom loft into the twenty-first century.
