From May 11-17, 2026, 268 residential contracts were signed in Manhattan. This marked a small week-over-week increase in both the number of contracts signed and aggregate dollar amount. The top deals of the week showed an even split between apartments and townhouses, not to mention a wide variety of geographic areas.

New development deals on the East Side
The top contract was for Penthouse A at 255 East 77th Street, which was asking $25.77 million. One of six penthouses on the uppermost floors of the Robert A.M. Stern Architects-designed condominium, it has seven bedrooms, seven and a half bathrooms, and two private terraces. The building is nearing sellout, and the two public availabilities are for other penthouses in the building.
An apartment at another new development condominium on the Upper East Side also ranked among the ten highest-priced sales of the week. Residence #17A at 1289 Lexington Avenue entered contract with a $9 million asking price, the week's sixth-highest contract. One of only two units on its floor, it has five bedrooms, five and a half baths, and a 649-square-foot terrace off the living room. The building is 90% sold and open for immediate occupancy.
Also of note, a contract was signed at 420 East 75th Street, bringing this six-unit boutique condominium to two-thirds sold. And in Midtown East, a flurry of contracts was signed at Monogram New York, The Centrale, and Waldorf Astoria Residences New York.
Deals on historic Greenwich Village townhouses
Greenwich Village was home to the top two townhouse contracts of the week. 146 Waverly Place, a nearly 23-foot-wide Greek Revival townhouse, entered contract with a $23.5 million ask, the week's second-highest contract overall. The house dates back to 1905, but has been reimagined by architect Wayne Turett and RoundSquare Development, the latter of whose portfolio includes the massive combination residence at 105-107 Bank Street.
Robert Kaliner, President of RoundSquare Development, bought what was then an eight-unit apartment building with his business partner for $10.2 million in December 2013, turned it into a single residence, and updated it with fireplaces in the entertaining rooms, a custom kitchen, a sculptural staircase and an elevator to connect all floors, a basement with home theater and sauna, and a landscaped roof terrace with outdoor kitchen and hot tub. They sold it for about $23.3 million in January 2016, and public records show that it last changed hands for $17.4 million in July 2019.
A short distance away, 10 West 9th Street entered contract with an asking price of around $12.5 million, the week's second-highest townhouse contract and fourth-highest overall. One of its previous owners was painter William James Glackens, a founder of the Ashcan School that depicted "art for life's sake" rather than "art for art's sake." Mr. Glackens used the nearby Washington Square Park as the setting of many of his paintings, working from a studio he constructed on top of the house with a copper mansard roof and massive windows.
More recently, listing photos show prewar design details like high ceilings, intricate moldings, and fireplaces throughout. The listing also notes that a "grandfathered, four-story rear extension" lends itself to all sorts of possibilities, including expanding the house's current footprint, though this would be subject to Landmarks Preservation Commission approval. Neither buyer nor seller has been identified.

In Brooklyn, two contracts were signed at Ocean Tower, a new construction condominium in Sheepshead Bay. The one- and two-bedroom apartments feature oversized windows, open-concept layouts, private balconies, sleek kitchens with quartz countertops and Samsung stainless steel appliances, and spa-inspired baths. Residential amenities include a fitness center, a landscaped roof deck with Manhattan skyline views, and on-site parking. Sales recently launched, and public availabilities start at $499K for one-bedrooms and $699K for two-bedrooms.
Also of note, three contracts were signed at Garfield North, a cooperative in the Park Slope Historic District. The building offers virtual doorman service, bike storage, and a large central laundry room, but its greatest perk may be a prime address near Prospect Park, Grand Army Plaza, and popular restaurants lining 7th Avenue. It was established as a cooperative in 1979, when architect Peter Saltini and his wife, lawyer Barbara Saltini, bought five dilapidated tenement buildings at 191-199 Garfield Place, rehabilitated them, and turned them into a 67-unit cooperative.
At the time, Mr. Saltini told The New York Times, "I still get people who come down here and say, 'How can people invest?'" In the present day, Park Slope brownstones are selling at high prices, and longtime locals lamented to the New York Post that the neighborhood demographic seems to have changed to accommodate these wealthier buyers. Developments like Garfield North, where last week's deals ranged from a studio asking $425K to a three-bedroom asking $1.375 million, represent more down-to-earth offerings and an attractive, attainable opportunity to live in what is now a highly coveted, family-friendly neighborhood.
