555 Waverly Avenue is an eight-story rental building well situated on the cusp of Clinton Hill and Fort Greene. Residents of the chic apartments enjoy easy access to Barclays Center, Brooklyn Academy of Music, Prospect Park, popular restaurants and nightlife, and 10 different subway lines. And with a new offer in place, new residents also enjoy one month free rent. Net effective rents start at $2,200/month for studios, $2,995/month for one-beds, and $4,675/month for two-beds.

The news comes weeks after an affordable housing lottery was announced for 19 units in the new building. Individuals and households earning 130% of the area median income ($76,389-$159,640) are eligible to apply for studios through two-bedrooms. While the six affordable studios at $2,228/month don't represent a dramatic departure from their market-rate counterparts (one even comes in at less than the affordable amount), the three two-bedroom units for $2,830/month represent quite a bargain. Those who feel so inclined have until July 9, 2020 to apply, and full information and criteria can be found here.

Residents of affordable and market-rate units alike will enjoy contemporary, stylish interiors by the Brooklyn-based firm Cl-oth Interiors, featuring oversized windows, hardwood floors, zoned climate control, and in-unit washer/dryers. The open kitchens come outfitted with stainless steel appliances from Whirlpool and Blomberg, and the serene bathrooms have fully tiled showers and rainfall shower heads.

The building welcomes pets, and two- and four-legged residents are greeted by a double-height lobby with 24-hour concierge service. A state-of-the-art fitness center overlooks a landscaped outdoor garden, and the Grand Waverly Resident's Lounge features garden access as well as a library, communal workspace, fireplace seating, and an expansive media area. And to top it all off, a landscaped roof deck has grilling areas, dining areas, and Manhattan skyline views.
