Almost exactly three years since breaking ground in April 2019, One East Harlem is nearing completion and has launched leasing. The new building stands 15 stories above the northeast corner of East 125th Street and Third Avenue, and is set to bring hundreds of housing units, a new supermarket, and over 60,000 square feet of new retail space to a newly bustling section of East Harlem. It is being developed through a partnership between The Richman Group, Bridges Development Group, and Monadnock Development.
Of the 400+ apartments, 300 were designated as affordable. Details and criteria are not yet available, but market-rate units start at $2,298/month for studios, $2,718/month for one-bedrooms, $3,748/month for two-bedrooms, and $4,426/month for three-bedrooms. These prices are net effective to reflect one month free rent on a 13-month lease. CityRealty listings show 67 publicly listed units for rent in East Harlem with median rents ranging from $2,649/month for studios to $2,879/month for three-bedrooms.

In spring 2019, the building's designer, S9 Architecture, released the first rendering, which depicted a muted brick exterior highlighted with antique bronze panels on one or both sides of the standard window components. According to the team, the design is highly evocative of its neighborhood, and the contrast between metal and brick will allow the building to make a distinctive statement. A recent site visit saw a multi-hued brick facade and oversized windows in place, as well as a residents' entrance and multiple retail spaces.
In addition to the new housing units, One East Harlem will bring 62,000 square feet of retail space, which will be anchored by a new Food Bazaar supermarket. This space will also include include 5,000 square feet devoted to local businesses and 5,000 square feet of community space that will be home to Groove with Me, an organization offering free dance classes and performance opportunities to young girls. It will be surrounded by 10,000 square feet of public open space.

One East Harlem is a key component of the East 125th Street Development Project, a new mixed-use development rising on the former site of an MTA bus depot. The New York Proton Center, a cutting-edge cancer treatment facility, is an anchor tenant. Next door on the block, a 14-story, 80-unit mixed-use building will rise at 213 East 125th Street. Across Third Avenue, the Salvation Army completed a new 233-unit, 12-story supportive housing project at 175 East 125th Street in 2020.
One East Harlem also rose in the midst of a residential building boomlet. It is a short distance from the Bjarke Ingels-designed, amenity-rich rental The Smile; a small handful of availabilities starts at $2,900/month. To the south, 300 East 120th Street's two availabilities start at $2,396/month. And directly to the west, the historic Metropolitan Community United Methodist Church struck a deal to sell their property at 1975 Madison Avenue to a developer that allows for a new residential building on the site.
