Leasing launches at Third at Bankside with 2 months free rent; Waterfront apartments in Mott Haven from $2,412/month

Upon completion, Brookfield Properties' Bankside master plan will transform the Harlem River waterfront in Mott Haven with 1,350 new housing units, 15,000 square feet of local retail, a tech-based community center, and 34,000 square feet of public parkland. This is not expected for a few more years yet, but it has hit an important milestone: Leasing has launched at Third at Bankside, the first phase of the project.

Current availabilities start at $2,412/month for studios, $2,826/month for one-bedrooms, $4,227/month for two-bedrooms, and $4,597/month for three-bedrooms. All prices are net effective to reflect a concession of up to two months free rent. Thirty percent of units will be affordable, as per the Affordable New York Housing program, but details on the lottery are not yet available.

In April 2021, construction topped out on the design by Hill West, which features three towers - two measuring 25 stories high and one at 17 stories - sharing an eight-story podium. The structure is located on the former JL Mott Iron Works site and pays tribute to the past with design elements like sections of brick, rusticated masonry, raw concrete, and dark metal details. In deference to the realities of climate change, the roof of the cellar podium is set two feet above the 100-year flood plain.

All apartments are reached via keyless entry and feature interiors by Whitehall Designs, hardwood floors, in-unit washer/dryers, and oversized windows facing sweeping water, Third Avenue Bridge, and city views. Kitchens come equipped with quartz countertops, stainless steel appliances, and exposed wood shelving. Select units come with such perks as kitchen islands, walk-in closets, walk-in showers, and private terraces or balconies.

Third at Bankside’s 20,000 square feet of amenities include a double-height lobby with 24-hour concierge service, a fitness center with studio spaces and premium equipment, a game room, a playroom, a bike room, and on-site parking with valet service and electric vehicle charging stations. The crowning glory is an outdoor pool deck with grilling stations, furnished terrace, full kitchens, event rooms, and sweeping views.
Residents will also benefit from living in a newly robust riverfront community. Construction is underway on Lincoln at Bankside, as the second phase of the master plan is known; this will ultimately comprise 921 apartments across four conjoined towers and open up to a public esplanade along the waterfront. A stone’s throw away, two-towered luxury rental The Arches launched leasing in summer 2020. And in October 2021, a groundbreaking ceremony took place for 2413 Third Avenue, a 27-story, 200-unit tower developed by RXR Realty and located just up the block from Third at Bankside.
