Prime land not far from the Jersey City waterfront has made the transition from a parking lot to a 17-story rental building with nearly 400 apartments. KRE Group, working with the firms of Marchetto Higgins Stieve and Hollwich Kushner, has launched the new rental building 485 Marin Boulevard whose "distinctive design marks the entrance to the Hamilton Park neighborhood."

The site is directly across from the Newport Centre mall and about a five minute walk to the Newport Path station - guaranteeing an easy commute to Manhattan (depending on transit infrastructure, of course). The building's 397 apartments are a mix of studio to three-bedroom layouts. The building's website announces 1 month free on a 13-month lease and 2 months free on a 26-month lease; net effective prices start at $2,350/month.

Inside, apartments begin on the fifth floor and many offer private terraces. Interior designer Christopher Stevens crafted residences to feature open floor plans, rustic oak-style wood flooring, and large picture windows that overlook the surrounding neighborhood. Many homes offer views of both the Jersey City and Manhattan skylines. Kitchens are appointed with white quartz stone countertops, high-gloss grey cabinets, Grohe fixtures and a complete package of Whirlpool appliances. Bathrooms feature quartz countertops, brushed-nickel Kohler fixtures and tiled floors. Additionally, all residences include laundry closets with Whirlpool washer/dryer sets.

This project is significantly smaller in scale compared to the 53-story Journal Squared development, the latest rental from KRE Group which will have two more rental towers in ensuing years.

Claremont Construction Group is the general contractor for the 548,722-square-foot Marin Boulevard project; it sits on a 135,000-square-foot concrete podium and there are 13,000 square feet of Class A amenity space and 25,000 square feet of retail and commercial space.

The amenity package includes a fifth-floor terrace with a pool, a fitness center, digital gaming room, screening room and parking below the fifth-floor terrace. Design architects Hollwich Kushner created a structure that features a unique center cut they refer to as 'the Canyon' which creates stepped terraces and a visual corridor for the neighborhood's existing residents. The site was previously used as parking for the adjacent Unico Towers senior housing complex until it was purchased by the developers. A portion of the land was developed for a public park which is currently being designed by landscape architects Melillo & Bauer Associates.
