Winter is typically the slow season for New York City's rental market, but this year's has been anything but. According to a recent article in The Real Deal, brokers report bidding wars, renters signing leases sight-unseen, and waiting lists for units set to come onto the market in the depths of winter. This can partially be attributed to a low vacancy rate; an Elliman report from January 2022 found that vacancy has dropped sharply all over Manhattan, and that tenants are signing longer leases in anticipate of higher prices in the future. Indeed, the market share of landlord concessions is at 24.6 percent, its lowest in four and a half years.

In this landscape, CityRealty listings show only 4,799 publicly listed units for rent throughout New York City. The Manhattan median rent now comes to $4,362/month, a small hike from earlier this month. In the second week of February 2022, a total of 205 rental listings had their prices reduced.
