For better or worse, the Bronx will be the borough to witness the biggest changes in the coming decades. Like in Brooklyn, what starts as trickle fast becomes a deluge transforming one neighborhood after the next. Last year, the amenity-laden Crescendo debuted in Mott Haven, now the first drop of new market-rate development has fallen onto the cozy confines of Fordham Heights at 2763 Morris Avenue. Here Alex and Eric Berkovitch of Universal Contracting have opened an 11-story high-end building with 75 apartments.
Douglas Elliman is handling leasing at the property where prices start at $1,660 for the studios, $1,895 for one-bedrooms and $2,355 (!) for 2-bedrooms — quite the steal when compared to similar no fee rentals throughout the city. The prices given above include one month of free rent on 13-month leases. Even more, the leasing office is throwing in a free Netflix subscription for a full year.

If you’re not a TV person, the building has a fitness center, tenant lounge room with coffee bar, and a sun terrace on the ninth floor offering a unique, Instagrammable vantage of the city. Other amenities in the pet-friendly building include a part-time doorman, video intercom, on-site laundry room with Wi-Fi & TV (is this a thing?) and bicycle storage.
The building was designed by James McCullar Architecture, PC with interiors by Ana Monasher. The apartments have open layouts, wood floors, and large operable windows. Kitchens have quartz countertops, solid maple cabinets and stainless-steel appliances that include a microwave and dishwasher.
The building is a short walk from the Kingsbridge Road elevated station serviced by the 4 train. St. James Park (tennis courts!), Jerome Park, and the New York Botanical Garden are all nearby, so are Lehman College, Fordham University and the Bronx High School of Science.
