Only months after construction wrapped up, leasing has launched for the new rentals at 531 West 159th Street in Washington Heights. Developer Heritage Real Estate Partners filed plans in 2015 for the project which is on a former parking lot.

The site is now home to the new seven-story, 36-unit brick building which offers residents a landscaped backyard with grilling and lounge areas. Additional amenities include bike racks and a common laundry room. All apartments have a clean, modern aesthetic, generous natural light, tree-lined street views, hardwood flooring, video intercoms, and individual heating and cooling systems.

Seventeen blocks south, a few openings remain at twin sister building 306 West 142nd Street in Harlem. Leasing got off to a brisk start in September; of the remaining availabilities, one-bedrooms start at $2,200/month and two-bedrooms start at $3,000/month with one month free rent on a 12-month lease. Both buildings offer easy subway access and the chance to live in a vibrant, close-knit neighborhood.
These prices put both buildings near their neighborhood averages, if not below. CityRealty's current Washington Heights average rent is $1,700/month for studios, $1,800/month for one-bedrooms, and $2,275/month for two-bedrooms.
