Philip House at 141 East 88th Street is a distinguished neo-Renaissance condominium built in 1928 and designed by Sugarman & Berger. Originally occupying the full eastern frontage of Lexington Avenue between 88th and 89th Streets, the building underwent a $156 million transformation when The Cheshire Group purchased it for $106 million in 2011 and invested another $50 million to convert it into 69 luxury condominiums in 2013. The conversion included switching the entrance from Lexington Avenue to East 88th Street and completely rebuilding the interiors under the design direction of Victoria Hagan.
The building's most striking architectural feature is its twin water towers with Roman arches supported by Doric pillars, visible from several blocks away and topped with molded limestone cornices. The structure rises from a three-story limestone base with the remaining eight stories in red brick, accented by limestone quoins at the corners and wrought-iron balconettes projecting at various levels. A wide limestone frieze at the eleventh story is capped with a modillioned cornice, creating an elegant prewar silhouette in the Carnegie Hill neighborhood.
Apartments at Philip House feature premium finishes throughout, including wide plank white oak floors, custom millwork, and coffered ceilings. Kitchens are outfitted with Belgian bluestone countertops and high-end appliances from Sub-Zero, Wolf, and Miele, while bathrooms showcase custom marble vanities and radiant heated floors. Many units include wood burning fireplaces, and the building's penthouses offer substantial private terraces, with Penthouse D featuring over 2,100 square feet of outdoor space across three terraces.
The building provides white glove service with a 24 hour doorman and live-in superintendent, complemented by amenities including a fitness center with Technogym equipment, and a landscaped rooftop terrace designed by HM White that connects to a club room with western skyline views. Additional amenities include children's and game rooms, a music practice room, cold storage, bike storage, and private storage units, making it a full-service luxury residence in one of Manhattan's most desirable neighborhoods.
