Overview of Southgate at 434 East 52nd Street

Southgate is a complex of five Art Deco buildings designed by Emery Roth for developers Bing & Bing between 1928 and 1931. Located on a quiet cul-de-sac in the Beekman neighborhood, the buildings at 434, 424, 414, and 400 East 52nd Street, plus 433 East 51st Street, feature distinctive reddish salmon brick façades with iron loggias, decorative window grilles, and terra-cotta trim. Architectural historian Steven Ruttenbaum described the complex as "Manhattan's most distinctive residential Art Deco ensemble." The buildings were originally rentals before converting to co-op ownership, with 424 East 52nd Street's 80 units converting in 1987.

The apartments are notable for their unusually tall ceilings and oversized windows, with the complex being among the city's few "studio" buildings of its era. Units at 424 East 52nd Street feature one and a half story high living rooms with dramatic double-height spaces, while apartments at 400 East 52nd Street have sunken living rooms. Wood burning fireplaces are a common feature throughout the buildings, along with beamed ceilings, original hardwood floors, and generous closet space. A triplex penthouse offers a wrap around terrace spanning the entire main level, with multiple wood burning fireplaces and sweeping East River views.

The buildings offer full service amenities including a 24 hour doorman, landscaped garden, on-site resident manager, basement storage, laundry room, and bike storage. Monthly maintenance includes electricity and water, with some units reporting 42% tax deductibility. Current assessments range from $315.90 to $571.35 per month through July 2027 for capital improvements. The complex is pet friendly and permits financing up to 80%.

Southgate has flexible ownership policies, allowing pied-à-terre purchases, co purchasing, guarantors, and gifting. Sublets are permitted three out of every five years, and washer/dryer installation is allowed with board approval. A 2% flip tax applies to sales, paid by either buyer or seller depending on the transaction. The buildings are located near River House and offer convenient access to Grand Central Station, the FDR Drive, and the East River Esplanade.

Notable residents have included Humphrey Bogart and John Lennon, who lived in the building during his "Lost Weekend" period. The Beekman Place area has historically attracted prominent figures including John D. Rockefeller and Aristotle Onassis. The complex sits on East 52nd Street near the river, creating what Ruttenbaum noted as an imposing prelude to River House at the street's eastern end.
