The week ending November 15, 2025 was another abbreviated business week owing to the Veterans' Day federal holiday on Tuesday, November 11. However, one might not have known it to look at the Manhattan residential sales recorded during this time. Not only was a large number of sales recorded, but the aggregate dollar amount also jumped week over week. This was helped along by several massive sales in new condominiums helmed by some of Manhattan's most prominent developers.
Apartments in Billionaires' Row condos accounted for all of Manhattan's five most expensive sales last week with four listings in Extell Development buildings among them. Residence #121 at Central Park Tower led at nearly $47.5 million. While more than double the price of the next-highest sale, this does represent a 24% reduction from the $62.25 million listed in the building's offering plan. The sale was recorded on the same week that Residence #127/128, the highest duplex in the world, came on the market a few stories up.

A short distance away at 50 West 66th Street, a total of $64.8 million was recorded across three Tower Residences. Two of the three came in above ask, and all units feature private loggias, expansive layouts, high-end appliances and finishes, and open views of Central Park and the Manhattan skyline. Residence #48S had the week's second-highest sale at $23.5 million; Residence #48N was not far behind at $23.2 million; and Residence #50W closed for $18.1 million in the fifth-highest sale of the week. The building's momentum shows no sign of slowing down; a $44.9 million sale was recorded on Monday.
Extell is hardly resting on its laurels, but busy planning a 1,200-foot-tall tower at the former ABC-Disney campus near 50 West 66th Street. Details are not yet available on that project; but late last week, Extell submitted plans for a 25-story, 58-unit building at 37 West 66th Street.
Residence #38 at 111 West 57th Street, the one building in the top five not helmed by Extell, rounded out the week's highest. The closing price of $18.75 million was the fourth-highest of the week, but represents a $1 million drop from when it entered contract in September 2025. Only five sponsor units remain in the building, and public availabilities range from a Landmark Residence in the building's renovated Steinway Hall component for $13.8 million to a quadruplex penthouse on the uppermost floors for $110 million.

The Billionaires' Row condos were not the only new developments to triumph on the second week of November 2025. A total of $11.65 million was recorded across two sales at Waldorf Astoria Residences New York. On the Upper East Side, The Harper and The 74 logged two sales each. Additionally, a total of $22 million across three sales was recorded across the Hudson Yards complex with two sponsor units at 35 Hudson Yards accounting for the bulk of it.

Hudson Yards was developed by Related Companies, whose portfolio includes Superior Ink in the West Village. The company's founder, Stephen Ross, transferred the title for Residence #4J, a corner three-bedroom unit in the Robert A.M. Stern Architects-designed West Village building, to himself for free in 2010 (h/t The Real Deal), and public records show that he has sold it for $6.55 million in a deal recorded over six months after he listed it for $6.95 million in April 2025. The buyer is listed as an LLC.

The sales were recorded at a time when another major Billionaires' Row condo, this one developed by Related, is advancing. Demolition is complete on the 17-story office building at 625 Madison Avenue, previously the headquarters of companies like Nabisco, Revlon, and Related itself, clearing the way for a 68-story, 1,270-foot-tall tower to rise on the site. Rumor has it that the design is by Robert A.M. Stern Architects (RAMSA) and by the looks of it, with its ordered faintly classical facade and limestone skin, it appears to fit the mold. This ambitious project will include two floors of commercial space, four club floors, a high-ceilinged sky garden, and 101 luxury condos all but assured of 360-degree views of Central Park and the Manhattan skyline.
