Hudson-Square-04 New condo developments under construction in Hudson Square/West SoHo
Amazon may have cancelled plans for a new Long Island City headquarters, but a high-profile tech tenant is still on the way to the westernmost part of Soho: At the end of 2018, Alphabet Inc. announced that Google would spend more than $1 billion to build a new campus to be known as Google Hudson Square. The company has signed leases at 315 and 345 Hudson Street, not to mention a letter of intent for the old St. John’s Terminal at 550 Washington Street. The move is expected to double Google’s New York City workforce and spread them over 1.7 million square feet of space. The company expects to move into the Hudson Street locations by 2020, and the Washington Street headquarters are estimated to be ready by 2022.

While Google is a trendsetter that has reshaped the way we run online searches, check email, and work in collaboration, we must note that the real estate industry beat them to the punch on this one: Over the past few years, Hudson Square has been slowly evolving from industrial to residential with top developers and Pritzker Prize laureates leading the charge. We take a look at the buildings on the rise that will be ready to welcome an influx of Google employees with deep pockets: According to CityRealty listings, Soho’s median prices are $3.38 million for condos and $5,450/month for rentals.

The Hudson Square area is rich with transformations, and this printing house turned luxury condominium is a prime example of that. The original facade has been carefully preserved, but the top four floors were redone to allow for private outdoor space. The six-story brick building currently on-site looked perfectly innocuous at first, but a contemporary tower rising from it will dramatically change the structure and skyline. Recesses in the design will allow for landscaped loggias and terraces for many of the new apartments, and the edges will act as solar shades. There will be six apartments per floor on the third through fifth floors, three units per floor on the sixth through fifteenth floors, full-floor units on the eighteenth through twenty-second floors, and a duplex penthouse on the top floors. Amenities are expected to include a parking garage, bike room, fitness center, and subterranean screening room. Sales are expected to launch later this year.
