From September 26-October 2, 2021, a total of 342 Manhattan condo, co-op, and condop sales were recorded at an aggregate price of $641,884,111. The 150 condo sales came to a median price of $1.6 million, or $1,523 per square foot. The 180 co-op sales recorded a median price of $770K.

The top sale of the past week was a full-floor sponsor unit at Central Park Tower with four bedrooms, a 2,000-square-foot private terrace, and a private outdoor pool that closed for $50,021,000. The Real Deal broke the news of the sale, noting that it closed for nearly 50 percent below its original asking price of $95 million. However, a spokesperson for Extell, the building's developer, said in a statement, "The unit sold for approximately $7,000 per square foot...and we are not unhappy with the price." Indeed, over the past week, there was much for Extell to be happy about - three units at Central Park Tower were in the top 10 sales, trailed by a $5.34 million sale at One Manhattan Square.

Meanwhile, from September 27-October 3, 2021, 22 luxury contracts (priced at $4 million and up) were signed in Manhattan. This is five fewer than last week, and Olshan Realty's market report speculates that a market cooldown may be inevitable in the fourth quarter of 2021. The first three quarters yielded a whopping 1,329 contracts, more than twice the total of the entire year of 2020.

While condo contracts outnumbered those for co-ops 14-4, a six-bedroom duplex at 720 Park Avenue, a Rosario Candela-designed cooperative, claimed the week's top contract with an asking price of $15.9 million (down from its October 2019 listing price of $22 million). The buyer was not identified, but is clearly wealthy: The building does not allow financing.

The top condo contract was signed at celebrity favorite 443 Greenwich Avenue with an asking price of $12.995 million. The buyer and seller have not yet been identified, but we do know that it sold within five weeks of listing.
