Italian-British architect Richard Rogers is one of the most influential modern architects alive today. Having designed global landmarks such as the Pompidou Centre in Paris (with Renzo Piano), the Lloyd's Building and One Hyde Park in London, and One Monte Carlo (with Alexandre Giraldi) in Monaco, Rogers Stirk Harbour + Partners (RSHP) has been commissioned to design several high-tech buildings in the Big Apple. Since completing the handsome supertall 3 World Trade Center in 2018, RSHP has at least two major projects underway in the city. Next in line is the recently completed No. 33 Park Row, a gleaming glass and steel high-rise that marks RSHP's first residential project in New York City, and where sales are underway.

“The Pearl of the Park,” as No.33 Park Row has been nicknamed, was custom crafted for its site across from City Hall Park. However, signature RSHP features may be found in the 23-story building. The copper screen fins are reminiscent of those at the Pompidou Center and One Hyde Park. This project has something else in common with One Hyde Park: Both buildings face a park to the north. Centurion Real Estate Partners and Urban Muse are at the helm of the development, and Consigli Building Group (formerly T.G. Nickel & Associates) is the general contractor.

All units feature soaring ceilings of at least 11 feet high and wall-to-wall, floor-to-ceiling windows overlooking protected views of City Hall Park. Bespoke open-plan kitchens present custom white oak cabinetry, sculptural honed marble islands with waterfall edges, and a suite of Miele appliances. Three penthouses occupy the top five floors, and all offer brilliant views, grand proportions, keyed elevator access, and private outdoor space.
Current availabilities start at $1.825 million for one-bedrooms, $3.45 million for two-bedrooms, and $5.5 million for three-bedrooms. A four-bedroom penthouse with a 466-square-foot private terrace is also listed for $11.5 million. Closings are expected to commence in fall 2021.

Residents will enter the building through a lobby off of historic Beekman Street, named after Wilhelmus Beekman, a major Dutch landowner who is said to have used the route to bring cattle from his farmlands to grazing areas north of the Collect Pond (now drained). Centuries later, the demand for greener pastures continues. Indeed, nearly half of the 30 units will feature private outdoor space.
One of RSHP’s first design decisions for No. 33 Park Row was to bring the amenity spaces to the north side of the building so as to make the most of park views. The fifth floor is entirely dedicated to amenities and includes a fitness center curated by The Wright Fit, an adjacent outdoor yoga terrace, a rooftop garden and lounge, and a library lounge with co-working space, kitchen, and dining area. Additional offerings include a cellar-level bike room, craft room/workspace, and 12-person screening room with wet bar.

The building is set on the eastern perimeter of City Hall Park, the one-time “Newspaper Row” that is now experiencing an incredible renaissance. Next door, listings at the stately 25 Park Row, the former site of J&R Music and Computer World, have performed well enough to put the building among the best sellers of 2021. 49 Chambers Street was originally built as the Emigrant Industrial Savings Bank; it is now a New York City Landmark, converted to luxury condos, and the future home of Hall des Lumieres (set to open in 2022). The Woolworth Tower Residences was the tallest building in the world when it was completed; it is now one of the city's most prestigious condos with a small handful of listings starting at $25.95 million for a grand pavilion residence. The transformation shows no sign of slowing: Down the street, construction is underway on a new condominium at 1 Park Row, with completion estimated for 2023.



While condo sales prices flat in the Financial District in recent years, prospects grow every rosier as the neighborhood takes on more round-the-clock energy. Young creative firms such as Spotify continue to flock into offices typically reserved for Wall Street firms. Last year, a sliver of good news hit the digital presses when the New York Post announced that Sir Norman Foster, a former Yale architecture school classmate of Richard Rogers, is back on board designing 2 World Trade Center.
Just like the area, RSHP shows no sign of slowing down in New York: Other city projects include a dashing addition to the landmarked Otis Elevator Company Building at 260 Eleventh Avenue in West Chelsea, and possibly the revival of a long-shelved plan for a trio of towers adjacent to Queens' Silvercup Studios.
