From March 7-13, there were a total of 255 apartment sales transactions in Manhattan, coming to an aggregate price of $430,938,870. The 113 condo sales came to a media price of $2.926 million, or $1,274 per square foot. The 136 co-op sales' median price was $760K.

The past week also marks the commencement of closings at Central Park Tower, the tallest residential building on Billionaires' Row, not to mention in the world. Residents benefit from jaw-dropping Central Park, skyline, and river views, high-end finishes, a sumptuous amenity suite in the sky, and a Nordstrom flagship as the retail tenant. Central Park Tower's sellout price of $4.016 billion includes 179 residential units and one commercial unit, and is $1 billion more than the nearby 220 Central Park South.

In the long term, we anticipate that the next year or so will be dominated by sales within the building. In the short term, though, a 3-bedroom, 3.5-bath, 2,419-square-foot unit in the building closed for $8.55 million, or $3,534 per square foot. This is down from the original asking price of $10.416 million, and just outside the top five sales of the past week. A full, sortable list may be found below.

From March 8-14, a total of 38 luxury contracts (priced $4 million and up) were signed in Manhattan, marking the sixth week in a row that the luxury market saw 30 deal or more. The contracts comprised six townhouses and 32 apartments, and Olshan Realty's market report notes that this year, condos have outsold co-ops by a 4:1 ratio. This week's aggregate asking price was $419,558,500.

Earlier this year, billionaire Vincent Viola set a new record for Brooklyn when his historic townhouse sold for $25.5 million. More recently, his massive, renovated Upper East Side townhouse is in contract to be sold. Its last asking price was $79 million, and The Wall Street Journal reports that it will be sold for close to $60 million, a discount from the $114 million it was originally listed for in 2013. Either way, it was the top luxury contract of the past week.

The top apartment deal and second-highest contract of the past week was a corner penthouse at 15 Central Park West with 5 bedrooms, 6.5 baths, and a 1,000-square-foot terrace overlooking Central Park. The asking price of $57.9 million is a slight reduction from its original listing price of $65 million, but is nevertheless nearly double the $30,457,500 the seller paid for it in April 2008. The apartment is located in a building designed by Robert A.M. Stern Architects, and it turned out to be a good week for the firm's designs - 220 Central Park South and 520 Park Avenue were also among the top contracts.
