Skyline Developers, whose portfolio includes Post Towers in the Financial District and ML House near Bryant Park in Midtown, is at the helm of 18W55. The 26-story tower's design by Morris Adjmi Architects presents a modern take on classic Midtown architecture with features like a limestone and bronze-colored metal facade, double-height window bays, and express vertical piers.

18W55 was conceived as a condominium pre-pandemic (h/t Mansion Global), and this comes through in the expansive floor plates and elevated finished in every unit. All 97 studio to three-bedroom apartments feature gracious layouts, expansive windows, nine-foot ceilings in living spaces, engineered white oak wood flooring, and in-unit washer/dryers. Saks Fifth Avenue's beloved light show returned on November 24 after a year off, and the department store's windows on Fifth Avenue feature classic New York City scenes. Bergdorf Goodman's holiday theme is "The Bergdorf Soiree" with their windows depicting scenes from holiday parties. Luxury brand Longchamp is currently operating "Le Chalet Longchamp on Fifth," which serves a curated menu of Angelina Paris treats outside its Fifth Avenue flagship, and several brands will participate in Holiday Open Streets on Sunday, December 14.
What looks like a massive stack of monogrammed Louis Vuitton steamer trunks on the corner of Fifth Avenue and East 57th Street have also emerged as a popular holiday photo subject, but this is not a seasonal installation. Rather, it is what what The Wall Street Journal calls "the most fashionable scaffolding in the world," concealing the demolition of the former Louis Vuitton flagship at 1 East 57th Street. Parent company Louis Vuitton Moet Hennessey has filed permits to replace it with a new 25-story tower featuring a 10-story flagship store with an eighth-story cafe, four floors of exhibition space, a spa, showroom suites, reatuarants, and a top-floor bar and garden. LVMH is seeking a floor-area bonus in exchange for improvements to the Lexington Avenue-59th Street subway station that include an ADA-compliant elevator.
A few blocks south, exterior construction is nearly complete on the new Rolex headquarters at 665 Fifth Avenue. Pritzker Prize laureate David Chipperfield's winning proposal calls for a 25-story glass tower with five stacked cubes that reduce in size toward the top, creating a jagged profile and featuring planted terraces on each level. The project will feature a new Rolex store on the first four levels, office space for Rolex staff and tenants on upper levels, and a double-height dining and event space with adjoining terrace on the top two floors. It is aiming for LEED Platinum certification.
Elsewhere on Fifth Avenue, after luxury brand Prada purchased 724 Fifth Avenue, the longtime home of its Fifth Avenue flagship, and the neighboring 720 Fifth Avenue, they signed with developer Related as a partner for a new skyscraper to feature a Prada store in the base, company offices, and luxury residences that could fetch as much as $10K per square foot. There is a chance the new building could be connected to the adjacent Aman New York Residences, allowing for access to the hotel's uber-glitzy amenities, but this project is still in extremely early stages.
Finally, impressive improvements are in the works for Fifth Avenue itself. In May 2025, Mayor Adams announced investments of over $400 million to fully fund a redesign of Fifth Avenue that would turn the stretch between Bryant Park (40th Street) and Central Park (59th Street) into a more pedestrian-friendly boulevard inspired by the Champs-Élysées in Paris and Ginza in Tokyo. The project aims to reduce the number of traffic lanes from five to three, nearly double the width of the sidewalks, and plant over 200 trees in a move that cuts carbon emissions as well as makes for a more pleasant pedestrian experience.
