From March 10-16, 2026, over 200 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions.
These included the triplex penthouse at 350 West Broadway. One of only seven units in its Soho boutique building, the penthouse overlooks expansive city views from large windows inside as well as from the private roof terrace with plunge pool, fireplace, outdoor kitchen, and HDTV. It was initially listed for $26.5 million in August 2015 but was delisted a year later. After some time on and off the rental market, it was relisted for sale for $23 million in October 2025 with the latest price cut bringing it down to $19.5 million.

The seller made the purchase with an LLC; but when the penthouse was first listed in 2015, The Real Deal identified them as finance executive Laurence Tosi, who was Airbnb's chief financial officer at the time. He bought the penthouse from the sponsor for about $17.6 million in December 2012. When accounting for inflation and a renovation by Shaler Ladd, Mr. Tosi could take a loss on the penthouse if it goes for this price.

Three price cuts took place at The Ansonia, the full-block building on Broadway between West 73rd and 74th Streets that was constructed as a luxury residential hotel in 1904. The 17-story height, rounded corners, and elaborate ornamentation by architect Paul Duboy attracted attention at street level. Behind its ornate facade, it featured pneumatic tubing that allowed residents to exchange messages, an early cooling system, and a basement pool that was, at the time, the largest indoor pool in the world. The building also briefly had a rooftop farm with goats, a pig, and chickens that allowed residents to receive fresh eggs every morning, though this was shut down by the health department in 1907.
The Ansonia is well known for its celebrity guests as well as its intrigues. The building was reportedly the site of the Chicago White Sox conspiracy to throw the 1919 World Series; a short time later, baseball legend Babe Ruth moved in fresh off his trade to the New York Yankees from the Boston Red Sox. Additionally, when La Scala manager Giulio Gatti Casazza moved to New York to become the general manager of the Metropolitan Opera, La Voce di New York observes that "he moved into the Ansonia and pretty soon the entire Met followed him," with the likes of Enrico Caruso, Igor Stravinsky, and Sergei Rachmaninoff moving in.
In 1968, years after the hotel closed and the building was operating as a rental, entrepreneur Steve Ostrow turned the abandoned basement pool into Continental Baths, the gay bathhouse where Bette Midler famously got her start. The Ansonia was declared a New York City Landmark in 1972 and was converted to a condominium in 1992, during which time it was spruced up after years of disrepair.
Architecture buffs continue to admire The Ansonia's ornate design, and the shape of the building allows for unique layouts for the apartments inside, many of which still feature original architectural details like wrought-iron designs on windows, herringbone floors, and crown molding. It is topped with a common roof terrace (but no livestock anymore) and offers 24-hour doorman and concierge service, private storage, and a parking garage. It is in a central location near Central Park, Riverside Park, Beacon Theater, many popular restaurants and retailers, and express and local transportation; however, it faces stiff competition on the Upper West Side from both prestigious cooperatives lining Central Park West and the new construction condominiums with generous wellness and social amenity suites.

On the new development front, both public availabilities at Bedford-Stuyvesant boutique condominium 187 Pulaski Street experienced price reductions. This low-rise new construction building is a respectful addition to its blocks, and is topped with a common roof deck. All interiors feature high ceilings, oversized windows, sleek wood and marble kitchens, well-sized bedrooms, video intercoms, and in-unit laundry. While relatively attainable to begin with, the cuts bring a Brooklyn two-bedroom condo down to below $1 million.
