From May 16-22, there were a total of 304 apartment sales recorded in Manhattan with an aggregate price of $507,000,000 and a median price of $927K. The 133 condo sales came to a median price of $1.44 million, or $1,395 per square foot. The 165 co-op sales came to a median price of $725K.

The top sale of the week was the Tribeca penthouse of Courtney Ross, philanthropist and founder of The Ross School in East Hampton. The sale closed about two months after it entered contract; while the sales price of $15 million sold at a 19 percent discount from its original asking price of $18.5 million, it was nevertheless high enough for Ms. Ross to make a profit on it - she paid $11.5 million for it in 2010.

Ms. Ross' penthouse wasn't the only one that had a significant price haircut from when it was originally listed. The penthouse at 515 High Line, a new condominium along the High Line and close to Hudson Yards, was originally listed for $8.5 million. It recently closed for $6,571,775, or 23 percent less than the asking price.
From May 17-23, 2021, a total of 37 luxury contracts priced $4 million and up were signed in Manhattan. This is the same number as the previous week, and extends the streak of 30 or more luxury contracts to 16 weeks in a row. The total weekly asking price sales volume came to $282,785,000.

Olshan Realty's market report observed that as a result of the coronavirus pandemic, larger apartments are proving popular so as to accommodate working and studying from home. To drive the point home, a six-bedroom, 5,794-square-foot condo at 67 Vestry Street, an artists' haunt turned luxury condominium, had the top contract with an asking price of $23.875 million. It is one of the most expensive condos to sell in Tribeca this year, and the buyers were identified only as a family living a few blocks away.

Further uptown, the landmarked prewar cooperative at 1158 Fifth Avenue saw two of the top five contracts, with #PHA $12.5 million and #14AB both asking $12.5 million. Given the positioning of these two apartments in the building, might a massive combination unit be in the works?

But for some, even the largest apartment isn't enough. Another notable contract was for 536 West 29th Street, a building located a stone's throw from Hudson Yards and asking $13.5 million. The building has a rich history, having been built in 1904 for theater set designer John H. Young, who worked with luminaries like David Belasco and Florenz Ziegfeld. It is currently configured as a live-work space, but significant FAR is available; the buyer and their plans are not yet known.
