Less than one week remains in November 2025, and that includes the Thanksgiving holiday on November 27. For this reason, the number of Manhattan contracts signed in November 2025 will likely fall short of the previous year. The week of November 17-23, 2025 did not help, showing a week-over-week drop in terms of either the number of contracts signed or aggregate dollar amount. However, this did not represent a precipitous dip, and new development condos continued to perform well.

Four of the ten highest-priced contracts of the week were for apartments directly overlooking Central Park. These include Residence #32A at 220 Central Park South, which was asking $39 million in the week's top contract by far. The unidentified buyer of the four-bedroom unit with Central Park views and additional storage will only be the second owner. Public records indicate that the seller, listed as an LLC, bought it from the sponsor for $26.5 million in December 2018.
Brooklyn's top contract also enjoys park views, but goes one step further by being located directly in the park as opposed to directly across the street. Penthouse #2C at Quay Tower in Brooklyn Bridge Park was asking just under $6 million in the borough's highest-priced contract. It is reached via direct elevator entry and features three bedrooms, three and a half baths, and spectacular views of New York Harbor, the Manhattan skyline, and Downtown Brooklyn.

Also of note, two historically significant West Village townhouses entered contract last week. 555 Hudson Street, the former residence of activist and Death and Life of Great American Cities author Jane Jacobs, entered contract with an asking price just under $5.5 million. This is the result of a small price cut, but was still good enough for Manhattan's top townhouse contract. The house is currently configured as a retail space with private garden access (occupied by a candy store when Ms. Jacobs lived and wrote there) and a duplex residence with two bedrooms and a private terrace. Neither the buyer nor their plans for the residence have been identified.

Elsewhere in the Village, 75 ½ Bedford Street entered contract with a $4.2 million ask, the asking price when it came on the market earlier this month and the second-highest townhouse contract in Manhattan. The three-bedroom house measures 1,175 interior square feet and 9'6" wide.  The townhouse has long been known as the narrowest home in all of New York City, though some accounts say there are actually a couple skinnier buildings, this is the one that’s become famous. 

It is also known as Millay House in honor of past resident Edna St. Vincent Millay, whose impact on the house may still be seen in the form of the gabled roof and top-floor studio with skylight.

Other notable residents include actors Cary Grant and John Barrymore, who stayed there while performing at the nearby Cherry Lane Theatre. Later, cartoonist/author William Steig (whose children's book Shrek! was the basis of the film franchise) lived in the house with his wife, Elizabeth Mead Steig, and her sister, anthropologist Margaret Mead. Most recently, the seller bought the house for $3.41 million in 2023.

On the Upper East Side, the penthouse at The 74 entered contract with a $25 million ask in the week's highest-priced new development deal and third-highest overall. If it closes for this price by the end of the year, it would be the year's highest-priced sale in Lenox Hill, edging out a $16.5 million floor-through condo sale at Bristol Plaza in May 2025. It would also be 2025's ninth-highest sale on the entire Upper East Side if it closes this year.
It is entirely possible the penthouse could close in 2025, as The 74 is now open for immediate occupancy. The building is now two-thirds sold, and current public availabilities range from a two-bedroom asking $3 milion to a four-bedroom townhouse unit with private garden and rooftop terrace asking $14.5 million.

On the Upper West Side, Penthouse #16B at 720 West End Avenue entered contract with an $8.25 million ask, the seventh-highest of the week and the highest-priced contract in the Emery Roth-designed, recently converted condominium to date. The four-bedroom penthouse with private terrace is one of four penthouses in the building; two others are publicly available, starting at $10.3 million. A duplex "townhouse in the sky" is also on the market asking $8.5 million.
720 West End Avenue is nearly 50% sold and open for immediate occupancy. It is located on an Upper West Side block between West 95th and 96th Streets, overlooking the enchanting Pomander Walk and in close proximity to several new rental and condo developments, including 96+Broadway (now selling with a common charge incentive in effect), 732 West End Avenue, and 266 West 96th Street.

Elsewhere in Manhattan, eight contracts were signed at The Village West, including Residence #12A, a three-bedroom with private terrace that had the week's ninth-highest contract with a nearly $7 million ask. This brings the building close to 50% sold about two months after sales launched. The building was developed by Izaki Group Investments, whose portfolio also includes The Harper on the Upper East Side. This building is open for immediate occupancy, and two contracts were signed there to bring it to over 80% sold.
The third week in November 2025 was a good one for new development boutique condominiums in Brooklyn. Two contracts were signed at Fifty One Domino to bring the Williamsburg boutique condominium to nearly 50% sold nearly two months since sales launched. Both floor-through units feature direct elevator access, Domino Park and Manhattan skyline views, custom chef's kitchens, three well-proportioned bedrooms, covered private terraces, and asking prices in excess of $2,000 per square foot. Multiple contracts were also signed at 68 North Henry Street in Greenpoint, 503 Clinton Avenue in Clinton Hill, and 630 Grand Avenue in Prospect Heights.
Additionally, forthcoming Long Island City condominium Radiant was the week's best performing new development with 12 contracts signed. The building has attracted attention for its undulating facade by ODA Architecture that allows for unique floor plans and private balconies in the majority of residences, not to mention an expansive social and wellness amenity package. Completion is estimated for 2026.
