The week ending November 22, 2025 was the first and only full business week of the month with no federal or state holidays falling during this time. The number of Manhattan residential sales recorded held relatively steady week over week with many of the city's power players continuing to triumph.
Once again, Billionaires' Row condos accounted for the majority of the week's top sales. Last Monday, the city recorded the $44.9 million sale of Residence #42E at 50 West 66th Street. It ultimately had the top sale by a comfortable margin, closing for more than twice the price of the next-highest sale, the floor-through Residence #58 at 111 West 57th Street. It was slightly trailed by Residence #37 several stories down, but both units still enjoy excellent square footage and open views of Central Park and the Manhattan skyline.

Residence #42E is located on a high floor in the Tower portion of 50 West 66th Street, and enjoys open city and Central Park views from its lofty position. However, north-facing apartments in the House portion located in the building's podium have direct views of the demolition and construction work on developer Extell's nearly full-block redevelopment of the former ABC campus. Details are not yet available about the 1,200-foot-tall tower at 77 West 66th Street proposed earlier this summer. But last week, Manhattan Community Board 7 reviewed a proposal to de-landmark 30 West 67th Street so that a new nine-story building can take shape on the site of the glassy former ABC studio.

Renderings of a design by Robert A.M. Stern Architects (RAMSA) show a low-rise brick building with stone features, a fabric canopy, and sculptural framing around doors and windows that allows for planters to introduce greenery. The project was conceived for affordable units and will contain 90 studio apartments, plus a one-bedroom apartment for the live-in superintendent. Attendees largely approved of the design, though Landmark West lamented the loss of the ABC campus building, and Community Board 7's Preservation and Housing Committees both voted in favor of the building's application.
30 West 67th Street is positioned to rise alongside 77 West 66th Street; 7 West 66th Street, a seven-story office building to be converted to 31 residences; and 37 West 66th Street, a 25-story, 58-unit building. These would bring much-needed and desired housing to the Upper West Side, a neighborhood with limited space for new construction and large swaths within the boundaries of historic districts. However, recently converted buildings are doing well here. Four sales were logged at 155W68, the largest number of any Manhattan building last week.

The existing 800 Fifth Avenue
Across Central Park, Landmarks just voted to approve a proposal to demolish the post-war rental at 800 Fifth Avenue and replace it with a new limestone tower. Developer Naftali Group bought the building from Spitzer Enterprises for $810 million in August 2025, and a presentation by RAMSA depicted a limestone-clad tower with double-height windows and 54 condo residences inside. Few were sorry to see the previous 800 Fifth Avenue go (Friends of the Upper East Side's only quibble about the new project was environmental rather than aesthetic), and commissioners were highly supportive of the new tower's design.

Also of note, Midtown residential buildings continued to do well amidst robust return-to-office policies and exciting new office projects taking shape in the wake of the opening of the JPMorgan Chase skyscraper. Multiple closings were recorded at The Bryant, Monogram New York, and The West Residence Club, new development condos in all corners of Midtown.

Last week, 65% of resold Manhattan apartments that reported closings broke even or sold at a profit (without accounting for inflation). However, the week's largest profit was highly anomalous. It was located in Kalahari Harlem, a mixed-income condominium where about half the residences were subsidized and sold to lower-income tenants at below-market rates, creating what The New York Times describes as "a roughly equal balance of the haves and the have-somes." The two-bedroom Residence #A914 was likely one of the subsidized condos, selling for $301K in August 2008 and closing for nearly 200% of the purchase price more recently.
The fact that subsidized Kalahari buyers can resell their apartments later at full market rate is unusual. Many subsidized home-ownership programs in New York, like HDFC co-ops and Mitchell-Lama units, impose restrictions on resale prices or include flip taxes to limit profits, and some simply disallow market-rate resales altogether.
One proposed development just south of the Kalahari, known as Seneca, plans to offer deeply below-market-rate co-op apartments, many with Central Park views. Some critics argue that subsidized homeownership isn’t always the best use of limited taxpayer dollars and can often provide windfalls for the few lucky buyers.
