The week ending December 13, 2025 was one that recorded sales a bit further removed from the Thanksgiving holiday, a busier time for both buyers and sellers. This resulted in a week-over-week boost in the number of sales, and several high-priced sales drove the aggregate dollar amount up by over $100 million during this time.
Last week, two sales were recorded at 50 West 66th Street, including the week's highest-priced sale. A short distance away at 200 Amsterdam Avenue, the Upper West Side's tallest building until 50 West 66th Street rose, was home to the fifth-highest closing. A floor-through unit at 111 West 57th Street, the second-tallest residential building in Manhattan, also ranked among the top five.

Also of note, five sales were recorded at 200 East 75th Street (seen on the left below). This new development condo is nearly 90% sold with remaining availabilities starting at $6.33 million. One door down, two sales were logged at The 74 (right).

These closings took place on the same week closings began at 520 Fifth Avenue, a 1,002-foot-tall tower designed by Kohn Pedersen Fox and located on the corner of Fifth Avenue and West 43rd Street. The condos are located on the top 40 floors of the tower, the better to make the most of expansive city views through the tower's signature oversized arched windows. Interiors by AD100 firm Charles & Co. feature 7" wide plank white oak floors, fully vented kitchens with Taj Mahal quartzite countertops and Miele appliances, and spa-like primary baths with radiant heated floors and furniture-quality millwork.

The buyers will have access to an 88th-story amenity suite with a solarium, a billiards/game room, a library, a dining room, and a lounge with Empire State Building views. Closings began at a time when 520 Fifth Avenue is over 95% sold. The two public availabilities as of mid-December 2025 are a three-bedroom asking $5.95 million and the final penthouse unit in the building, which is asking $11.25 million.

Biggest Profits


On the second full week of December 2025, 67% of resold Manhattan apartments closed at a profit. These included Residence #5B at 70 Vestry Street, which closed for $21 million in the week's top Downtown sale and second-highest overall. While less than the $22.5 million ask when it entered contract in September 2025, the seller (listed in public records as a trust) nevertheless makes a profit of 79%, having bought it from the sponsor for $11.7 million in July 2018.
