On the week ending June 18, 2026, 194 residential apartment sales were recorded in Manhattan. The business week was cut short by the Juneteenth federal holiday on Friday; as a result, fewer week-over-week recorded sales by default were likely inevitable. Those that were recorded included two closings over $10 million, and 25 luxury sales over $3.9 million, showing only the smallest dip from the previous week.

50 West 66th Street leads Manhattan sales

For the second time in June 2026, 50 West 66th Street, the Upper West Side's tallest builidng, was home to Manhattan's highest-priced recorded sale. Residence #40W, a high-floor three-bedroom with a private loggia, closed for just over $17 million and just over the last ask. The buyer made the purchase with a trust, and The Real Deal identified them as engineer Jon Rubinstein, who led the team behind Apple's first iPod.
Coincidentally, 50 West 66th Street is located a few blocks away from the Upper West Side's Apple store. It is also located in close proximity to Central Park, Lincoln Center, and other popular area retail and restaurants.

As of late June 2026, 50 West 66th Street is over 80 percent sold with 100 of its 122 apartments spoken for, ranking among Q1 2026's top-selling New York City buildings. Interior work is winding down, and the building's penthouses and high-floor apartments are expected to close in the coming months.
This comes as developer Extell sets its focus on the redevelopment of the former Disney-ABC campus across the street. The forthcoming 77 West 66th Street is set to outstrip 50 West 66th Street as the Upper West Side's tallest at 1,200 feet high; Landmarks approved a new all-affordable building at 30 West 67th Street in January 2026; and an office at 7 West 66th Street is poised for a residential conversion.

High-priced sales in NYC condo conversions

158 Mercer Street, Soho loft condo The New Museum Building, #6B (Compass)
Four of the week's ten highest-priced sales took place in condo conversions throughout New York City. Chief among them was Residence #6B at The New Museum Building, which closed for $12.8 million in the week's top Downtown sale and second-highest overall. The building was constructed as a millinery and dry goods store in 1897, sat vacant for years before briefly hosting the New Museum, and was converted to condos in 1996.
Public records list Residence #6B's sellers as Beechwood Homes principal Steven Drubb and his wife, former Bumble executive Selby Drummond, and indicate that they paid $8.55 million for it in April 2023. Listing photos show details like structural columns, exposed ductwork, and oversized industrial-style windows.

Another notable sale took place at 11 Beach Street, a Tribeca manufacturing building dating back to 1910 and converted to a boutique condominium in 2016. Townhouse #C, a four-bedroom duplex unit with a private pool in the basement closed for $7.35 million. While this was good enough to put it among the ten highest-priced sales of the week, it was nevertheless nearly $2 million less than the seller initially sought in July 2025, when they listed it for $9.45 million. The price gradually decreased until it was removed from the market in December 2025. When it returned to the market for $7.5 million in February 2026, it entered contract after less than two months.
Preservationists anecdotally look more kindly on residential conversions than new construction because they tend to restore historic buildings to their original glory, and luxury buyers appreciate one-of-a-kind architectural and interior details that cannot be found in white-box new construction. Another condo conversion, that of the Baudoine Building at 1181 Broadway in NoMad, was up for Landmarks review today. The commission approved of the restoration work but believed the new rooftop addition needed some work. Read more here.

Celebrity sales on the Upper East Side

Last week's recorded sales included Residence #1C, a maisonette unit at the J.E.R. Carpenter-designed 1120 Fifth Avenue that closed for $2.49 million. Academy Award-winning actors Paul Newman and Joanne Woodward owned a penthouse in the building for more than 40 years, and kept the maisonette as a private office and guest quarters. It was listed for about $1.7 million in late October 2025, and ultimately closed for nearly 47 percent above the original ask. The sale was recorded less than a year after the couple's penthouse sold for over 40 percent above the ask.
A short distance away at 1107 Fifth Avenue, Residence #1N/1NE sold for $3.45 million. The sellers, private equity executive Steven Klinsky and his wife, Maureen Klinsky, said they didn't want "this cookie-cutter, Upper East Side, Fifth Avenue kind of place"; to that end, they hired designer Eric Clough for a renovation that, to their surprise, turned out to include hidden compartments, secret codes, and hidden objects for the couple's four children. The apartment was profiled in "Mystery on Fifth Avenue," an article in The New York Times by Penelope Green, and director JJ Abrams bought the rights to it in 2008.

Another sale with a celebrity connection took place at The Trafalgar House, where Residence #17C sold for $4.15 million. The seller is identified as a trust linked to Holly Heston Rochell, a daughter of Academy Award-winning actor Charlton Heston. It is not known when she bought the apartment or how much she paid for it.

Biggest profits

Last week, about 60% percent of Manhattan apartments resold at a profit. The sellers of the designer-renovated apartment at The New Museum Building (see above) netted a tidy profit on their condo after about two years, but not everyone can expect such a successful flip.
