The long-awaited restoration and conversion of the historic turn-of-the-century buildings that were once part of St. Luke’s Hospital has begun leasing with roomy Morningside Heights apartments renting from $3,167/month. Situated steps from Columbia University's main campus and overlooking the dramatic topography of Morningside Park, the luxury venture simply known as 30 Morningside Drive transforms a quartet of buildings into 205 state-of-the-art residences with spacious floor plans, large windows, and soaring ceilings of up to 11 feet high.
The French Rennaissance-styled buildings, erected between 1896 and 1928, occupy the full block of Morningside Drive between West 113th and 114th Streets across from Brodsky's callous, buttress-blocking rental towers Enclave at the Cathedral. Developer Delshah Capital purchased the eastern end of the hospital site in 2016 and endured the rigorous Landmarks Preservation Commission approval process which ensured invaluable exterior elements would be restored/preserved. The buildings were originally designed by Ernest Flagg and the conversion successfully restores four pavilion towers and a central carriage house inside and out.
The versatile design experts at CetraRuddy breathed new life into the buildings, salvaging exterior details such as the limestone façade, wrought iron ornaments, and balustrades. The firm also handled the interior design and specified durable and starkly modern custom finishes and fixtures from Restoration Hardware. “Context matters, and our creative remastering makes the most of this classic landmark and its vibrant surroundings,” says John Cetra, FAIA, of CetraRuddy. “People are instantly attracted to its French Renaissance style, originally by École de Beaux-Arts-trained architect Ernest Flagg, and residents here are discovering the advantages of living in this pre-war building’s large-scale units, which are beautifully bright, airy and full of park views."
The airy homes have oak flooring, climate control with smart technology and an in-unit washer/dryer. Kitchens are equipped with Italian-crafted cabinetry, white quartz countertops and stainless steel appliances. Many residences also have generously-sized terraces with views of Morningside and Central Parks.
Current availabilities show studios are asking $3,167/month, one-bedrooms from $4,171/month, two-bedrooms from $6,334/month, and three-bedrooms from $8,250/month. The leasing office is offering one month free on either 12 months or 18-month leases on select units.
