Newport City is an urban community that sits on the banks of the Hudson River, and reigns as one of the world’s largest mixed-use developments. Situated in Jersey City, just across the river from Manhattan's Tribeca neighborhood, the site spans 600 acres and hosts more than a dozen residential towers, office spaces, retail stores, restaurants, and entertainment facilities.
Newport’s waterfront rental towers include Aquablu, Laguna, Parkside West, Parkside East, Waterside Square North, Waterside Square South, East Hampton, Southampton, Pacific, Riverside, and Atlantic. The development also includes three buildings situated around Hamilton Park, named Lincoln, Roosevelt, and Embankment House.
Current availabilities inside range from studios from $2,025/month, to three-bedrooms from $5,135/month. All rentals are no fee, and the community is now offering a special ½ month’s free rent on select new leases until October 15th.
All of Newport's buildings offer residences with modern finishes, hardwood floors, oversized windows, and expansive views that include the Manhattan skyline and the harbor. Standard amenities range from children’s playrooms and lounges with pool tables to lush rooftop decks with sweeping views of the city. Other common services include 24-hour attended lobbies, on-site parking, laundry facilities, and fitness centers.
Newport’s allure extends outside its many residential towers and into what has become an impressive community experience. The site features many outdoor green spaces, walking paths, and sandy riverfront beaches. Most notably, Newport Green Park offers a massive, eco-friendly turf field at its center, dubbed “The Oval.” Designed by Mathews Nielsen Landscape Architects, the park spans 4+ acres and includes children’s play space, a fountain plaza, a seasonal carousel, outdoor ping pong, a high-powered observation scope, and over 7,500 of beach.
Community facilities include a yacht club, a swim and fitness center, a range of medical centers, a daycare, an elementary school, a mall, and many restaurants and shops. At various times throughout the year, the community offers a range of events for residents, including movie nights, half marathons, beach parties, concerts, festivals, and more.
Newport has come an impressively long way since Samuel J. LeFrak of The LeFrak Organization acquired the property in 1984. At the time, the site hosted the derelict yards of Erie Railroad’s Pavonia Terminal and had fallen into disrepair. The $10 billion redevelopment project began in 1986, to facilitate the creation of both residential and public spaces, as well as jobs for local residents and post-construction opportunities. At its full potential, the site will house 9,000 residential units, 5.5 million square feet of office space, over 1.5 million square feet of retail space, and two hotels.
Residential development at the Downtown Jersey City site remains in full force, with the construction of another impressive tower just next to Newport. Also developed by The LeFrak Organization and dubbed The Ellipse, the tower broke ground last December and is steadily rising on a peninsula that juts into the Hudson River. Upon expected completion in 2017, the building will host 376 residences, a retail component, a 230-car parking garage, and a cultural/educational center.
Another in-progress development in Newport will add to the development’s office space. When completed, “Pier Six” will offer three waterfront exposures and reign as the site’s most technologically advanced office solution.
