At its southern edge is the tree-lined Parkside Avenue where a rental development called The Parkside is currently leasing its luxury rental homes in a variety of layouts.

There are many no fee units available with up to three bedrooms and the leasing team has special offers for new renters; 1 month free on a 12-month lease or 2 months free on a 24-month lease. Listings show 1-bedrooms from $2,862/month, 2-bedrooms from $3,937/month and 3-bedrooms from $4,950/month. Most apartments in the the multi-building development have direct views of the park or one of the property's two landscaped courtyards.

Inside, residences are designed by Andres Escobar and come in six varying layouts. There is hardwood flooring throughout, along with expansive windows and spacious closets. Kitchens feature high-gloss white cabinetry, Misty Carrera Caesarstone floor tiles, and state-of-the-art stainless steel appliances. Bathrooms are outfitted in porcelain and ceramic, and all units are equipped with in-unit washers and dryers.

Phase 1 of the development was finished in 2014 and converted the former Caledonia Hospital into a 120-unit rental, which debuted under the name 123 On The Park. In a New York Post article the following year, doormen at the luxury property were reportedly quitting their jobs because the building was haunted. In Phase 2, a new 8-story structure was built on a vacant lot next door and is connected to the former hospital, and it also created a new outdoor courtyard and recreation space in the center of the two buildings. No word on hauntings at the new building, but stay tuned.

The property was developed by the Chetrit Group and Clipper Equity, and the team worked with architect Karl Fisher for the design. It features an elegant, attended lobby outfitted in dynamic textures of marble and wood, featuring a fireplace and a green wall. Other building amenities include a fitness center & yoga studio, a landscaped roof deck, a game room and a children's playroom.
