At 823 feet tall and 70 stories high, Long Island City rental building The Orchard has outstripped the nearby Skyline Tower condominium as the tallest building in Queens. A lottery for 248 affordable units is in effect until January 28, 2026, and leasing has just launched on market-rate units.
Current availabilities start at $3,865/month for studios, $5,055/month for one-bedrooms, $7,305/month for two-bedrooms, and $8,860/month for three-bedrooms. All prices are net effective to reflect one month free rent on a 13-month lease. Eight model residences are now open, and move-ins are expected to begin in February 2026.
The Orchard was developed by BLDG Management, whose portfolio includes Summit in Turtle Bay, Oxford East in Midtown, and Stella LES on the Lower East Side. The full-block building rose on a site that was once home to the American Steel Wool Building and later a film distribution hub, and its design by Perkins Eastman Architects nods to this industrial history with an elegant vertical articulation and a glass, brick, and metal facade.
The Orchard's 824 residences start on the sixth floor, the better to make the most of the views, and The Premier & Penthouse Collection on floors 64-69 feature enhanced finishes and soaring ceilings. On the 70th story, five residences in The Sky Collection offer the most premium materials and awe-inspiring views in the entire building.
All studio to three-bedroom units are reached via keyless entry and feature open layouts, high ceilings, premium flooring, and oversized windows that come with solar shades in living areas and blackout shades in bedrooms. Kitchens come appointed with Unique Calacatta quartz countertops and backsplashes, two-tone cabinetry with under-cabinet lighting, and stainless steel Samsung appliances. Porcelain-tile baths feature illuminated vanity mirrors and integrated floating sinks. Additional perks include smart thermostats and in-unit Samsung washers and dryers. Select apartments have private balconies, and eleven residences have private terraces.
The Orchard's close proximity to the Queen Plaza E/M/R and Queensboro Plaza N/W/7 trains allow for a convenient commute to Manhattan. However, there is much to offer close to home. The Orchard is in a central Long Island City location near Queensbridge Park, MoMA PS1, and many popular local restaurants, bars, and cafes.
