From June 1-7, 2026, 261 residential contracts were signed in Manhattan. This was a week-over-week spike, possibly due to the return to a full business week after Memorial Day. It was a busy time for high-end contracts with 44 listings asking over $3.9 million, and five of the week's ten highest-priced contracts were asking over $10 million.

High-priced contracts with one-of-a-kind features

150 Nassau Street, Financial District American Tract Company Building, home of the week's top contract (Compass)
The week's highest-priced contract was signed at the American Tract Society Building, the condo conversion of the former headquarters of religious publishing company American Tract Society, where the penthouse, also known as the Sky House, was asking $20 million. The building itself was one of the earliest steel skeletal skyscrapers and is distinguished by its Romanesque and Renaissance Revival-style design.
Behind its historic facade, the penthouse underwent a five-year renovation by architect David Hotson and interior designer Ghislaine Viñas where all four floors are now connected by an 80-foot stainless steel slide as well as a staircase. The heart of the home is a 46-foot-tall living room with massive arched windows, a swing, and a climbing wall on an original riveted steel column. Additional features include a modern kitchen with island and separate prep kitchen behind it, a mezzanine level with study, a floating lounge with a fireplace, and two private terraces that show off the building's history as well as impressive Downtown views. Robb Report identifies the sellers as tech executives Craig and Kirsten Nevill-Manning, and notes that they paid about $6.45 million for it in 2007.

Additionally, while outdoor pools are a popular amenity in multi-family buildings, private pools are harder to come by in New York City. One exception is at 565 Broome Soho, where select units have private terraces with swimming pools. One such apartment, Residence #S16B, entered contract with a $15 million ask, the fourth-highest of the week. Public records show that the unidentified buyer will only be the second owner; the seller, listed as an LLC, bought the four-bedroom unit from the sponsor for over $12.45 million in June 2021. It was one of two contracts signed in the Renzo Piano-designed condominium in West Soho last week.

Notable new development deals

The week's top sponsor contract took place at 520 Fifth Avenue, a supertall condo on the northwest corner of 43rd Street that stands out as much for its soaring height as for the magnificent arched windows that fill all interiors with incredible natural light. Penthouse #78 entered contract with an $11.25 million ask, the week's sixth-highest overall. This was the final penthouse available at 520 Fifth Avenue, and the building is over 95 percent sold.
On the Upper East Side, five contracts were signed at The Strathmore to make it the week's best-performing new development in terms of the number of contracts signed. One Domino Square in Williamsburg was not far behind with three. Additionally, two contracts apiece were signed at Eastlight in Murray Hill, 155W68 in Lincoln Center, 250 West 96th Street and The Rockwell on the Upper West Side, and Claremont Hall in Morningside Heights.

Also of note, Residence #45 at 45 East 9th Street entered contract with a $4.2 million asking price. Seller Mish Tworkowski, founder of Mish Fine Jewelry, is known for his colorful jewelry designs, and he brought that same aesthetic to a redesign of his two-bedroom apartment by Katie Ridder, the designer of his Palm Beach boutique. The apartment's interiors were already rich in prewar details like a double-height coffered ceiling and a wood-burning fireplace with the original mantel, and the renovation included a new powder room, a "bedroom-sized dressing room," and colorful accents throughout. It was featured in Elle Decor and other shelter magazines.

The asking price represents a small price reduction from when Mr. Tworkowski listed it for $4.85 million in November 2024. However, having bought it for over $1.67 million in May 2004, he still stands to make a generous profit without accounting for inflation. He would not be the only one in the building to do so; musician/Stranger Things actress Maya Hawke netted a small profit on her former apartment in the building earlier this year, and a one-bedroom in the building was among the biggest profits of the past week.
