As the first full month of January 2021 draws to a close, CityRealty listings show a total of 17,097 apartments for rent in core areas of New York City. The Manhattan median rent comes in at $2,798/month - not an overly dramatic departure from last week's median, and consistent with a report from Apartment List, which found that the coronavirus pandemic's impact on the national real estate market is beginning to stabilize. However, the report also noted that New York rents are down by 21.2 percent year-over-year, the second-fastest decline among the nation's 100 largest cities.

The news comes almost exactly halfway through winter and at a time when New York is experiencing exceptionally frigid weather (temperatures are expected to drop to a low of 16 degrees Fahrenheit over the coming weekend). Some like to warm up by getting their blood moving through exercise, while others would be happy to wait out the "polar vortex" from a sauna.
