Overview of The Dakota at 1 West 72nd Street

The Dakota, completed in 1884 at 1 West 72nd Street, stands as one of the world's most iconic apartment buildings. Designed by Henry J. Hardenbergh, who later created the Plaza Hotel, this fortress-like structure was developed by Edward Cabot Clark and earned its name from its then-remote location on Manhattan's Upper West Side. The building's distinctive pale-yellow brick façade features elaborate Victorian and Gothic architectural elements, including gables, arches, balconies, and ornate finials.

The building's construction was remarkably robust, with bottom walls 28 inches thick, and originally included 65 suites across nine stories. Today, The Dakota houses 93 cooperative apartments, all featuring wood-burning fireplaces and soaring ceilings. The building is arranged around a central courtyard with a fountain, with four separate lobby entrances at each corner leading to passenger elevators.

Throughout its history, The Dakota has been home to numerous cultural icons, including John Lennon, Lauren Bacall, Leonard Bernstein, and Rudolf Nureyev. The building gained additional notoriety as the filming location for 'Rosemary's Baby' and, tragically, as the site of John Lennon's assassination in 1980.

Modern amenities include 24-hour doorman and concierge service, a fitness center, and private storage facilities. The building maintains the highest level of privacy and security, while its prime location offers residents immediate access to Central Park. Original architectural details have been carefully preserved throughout the structure, making it a premier example of 19th-century New York City residential architecture.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
