Earlier this week, the New York State Association of Realtors reported that New York State had only 22,366 homes for sale in February, down 3.9% year-over-year and the lowest number since they began tracking the data in 1997. Such scarcity cannot help but drive prices up throughout the state, and high prices were certainly on display in Manhattan: All of the five highest-priced apartment sales recorded on the third week of March 2026 closed for over $10 million, and included homes linked to Baroness Veronique Bich and actress/singer Maya Hawke.

Last week, three of the five highest-priced sales were for apartments directly overlooking Central Park. Residence #81E at Central Park Tower led the charge at over $24.5 million. While nearly $2 million below the ask when it entered contract in February 2026, this was still nearly double the price of the next-highest sale, and good enough for the highest sponsor sale of the week.

Two apartments overlooking Central Park were neck and neck for the week's top co-op sale. Penthouse A at 936 Fifth Avenue closed for $13.815 million in the top co-op sale and second-highest overall. Lisa Simonsen of Brown Harris Stevens represented seller Baroness Veronique Bich, and the buyer of the three-bedroom penthouse with expansive terrace space has been identified as celebrity plastic surgeon Dr. Sachin Shridharani.
Residence #7CEW at The Majestic, a prestigious prewar cooperative on Central Park West, was not far behind at an even $13 million. Lauren Muss of Douglas Elliman represented the seller of the renovated four-bedroom overlooking Central Park.

Three sales were recorded at One High Line, Bjarke Ingels Group's two-towered addition to the West Chelsea skyline overlooking the High Line and the Hudson River. These included Residence #W30C, which closed for $10.675 million in the week's top Downtown sale and fifth-highest overall. The three-bedroom unit is located on a high floor of the taller, all-residential West Tower, and the LLC-identified buyer will have access to both exclusive residential amenities and the amenities, services, and restaurants of Faena New York in the East Tower. The building is now 80% sold.
One High Line is located across the street from a development site at 118 Tenth Avenue. In February 2026, developer Toll Brothers closed on the site for $53 million and announced plans for a new condominium. However, permits have not yet been filed.

To the west, work is much further along on 550 West 21st Street, Legion Investment Group's 23-story, 83-unit condominium located across from Chelsea Piers, near Hudson River Park, and on what Legion founder and CEO Victor Sigoura calls "the last major waterfront development site in West Chelsea of this scale and quality." Permits list Adamson Associates as the architect of record, and renderings show a white stone tower with upper-level setbacks rising from a five-story podium; there are oversized windows throughout. They also depict a porte-cochere entrance, a fitness center, an indoor pool, a landscaped courtyard, apartments with refined interiors, and terraces overlooking the Hudson River. A sales launch is estimated for later this year, and completion is estimated for July 2027.

Closings have begun at La Maison Collette, a new construction boutique condominium developed by Magnum Real Estate, designed by Issac + Stern Architects, and located at 815 Broadway in Greenwich Village. Penthouse #1 closed for $8.25 million in the week's seventh-highest sale overall; three of the four sales came in above ask; and all interiors by Paris Forino feature 10' ceilings, white oak herringbone floors, open kitchens with Breccia Capraia marble countertops and integrated Miele appliances, and spa-inspired primary baths.
Amenities at La Maison Collette include an attended lobby, a package room with cold storage, a pet spa, a fitness center, a spa suite with infrared sauna and plunge pool, a lounge, and a roof terrace with grilling station. Another perk is a central Village address near Union Square Park, Washington Square Park, movie theaters, bookstores, other retail, acclaimed restaurants, and transportation. The building is over 85% sold, and the one public availability as of late March 2026 is a two-bedroom asking $3.125 million.

Last week, 69% of resale Manhattan apartments with recorded closings last week sold at a profit. These included Stranger Things actress/musician Maya Hawke's former apartment at 45 East 9th Street, which sold for $1.575 million, netting her a small profit. Public records show that she bought the one-bedroom Residence #67 for $1.35 million in August 2021, but a New Yorker profile noted that she is rarely in New York these days. Justin Parks of SP Realty represented her in the sale.
