So far in 2021, the average price paid for a Manhattan new development condo is 10% below prices paid in 2019. Falling from an average of $2,445/ft2 to $2,195 this year, the pandemic has deepened a rare softening of the Manhattan condo market which has surged for the better part of the last two decades. Closing prices for Midtown condos and larger sponsor units have come down the most — likely due to families escaping the lockdown that all but left the city's business districts shuttered.

As the city inches closer to pre-pandemic levels of activity, sale prices on new development units are now on the rise — up approximately 6% year-to-date. However, these mint-condition apartments are still well off their peak values experienced in 2016-2017, but one must note that a run-up in condo prices during the mid-2010s was propelled by a handful of extremely pricey developments coming online, most notably the Central Park-facing towers of Billionaires' Row.

Nevertheless, there are 'deals' to be had. Find below the latest batch of sponsor listings with a focus on two-bedrooms in the latest condo developments in Manhattan and Brooklyn.
