When school starts in less than three weeks on Thursday, September 10, a familiar sight will return to households all over New York City: children doing their homework at the kitchen table. The setup is popular for good reason, offering children a dedicated place to work while keeping parents close enough to help and supervise. But in a typical New York City apartment, sharing the kitchen table can get cramped quickly.
This is where a home office can come in handy for children and adults alike. Home offices became a priority for many buyers during the pandemic, and while more New Yorkers have since returned to the workplace, hybrid work has not disappeared. A new report from the New York City Comptroller's office found that New York City office attendance remains below pre-pandemic levels but well above the national average. At the same time, overall office availability fell to 12.5 percent in July 2026, its lowest level since mid-2020.

Interestingly, the report also noted a possible unintended consequence of the recent wave of office-to-residential conversions: a shrinking supply of lower-tier office space at a time when demand has increased across all tiers. While the future of the traditional office continues to evolve, having a flexible workspace at home remains useful, whether it is occupied by a remote worker during the day or a student in the afternoon.
Developers have taken notice. A number of newer buildings incorporate "bonus rooms" or flexible spaces that can serve as home offices, with notable examples including Hendrix House in Gramercy, Rose Hill in NoMad, and Linden Lane in Midtown West. In prewar classic six apartments, meanwhile, the smaller and less private maid's room or third bedroom off the kitchen is frequently repurposed as a home office.
Even when a floor plan doesn't naturally provide a home office, there are ways to carve out a dedicated workspace. A desk can turn an underused corner of a large living or dining room into a work area; an unused closet (not that most New York apartments have many to spare!) can become a compact "cloffice"; and folding desks or other convertible furniture can create a workspace that disappears when the workday or homework session is over.
