Over the past several years, apartments in Downtown neighborhoods have regularly ranked among Manhattan's highest-priced sales and New York City's most expensive contracts. This part of Manhattan is known for its rich history, not to mention artistic connections in many cases. In the present day, neighborhoods like Greenwich Village, Soho, Tribeca, and Gramercy are home to some of New York City's most highly acclaimed restaurants, retail, nightlife, and cultural scenes.
Several in-demand Downtown neighborhoods (including but not limited to Greenwich Village, Tribeca, and part of Union Square and the Flatiron District) are substantially located within the boundaries of historic districts, which means that all new construction that has taken place came about in the wake of at least one appearance before the Landmarks Preservation Commission ("Landmarks").

Some developers find it easier to convert existing buildings in Downtown neighborhoods than to construct new ones. While Landmarks approval is still required for such ventures, it is anecdotally easier to get approvals for these. Moreover, such ventures often include the restoration of original architectural details. Not only does this assuage preservationists' concerns, but it can also make for eye-catching buildings and unique interiors when the apartments inside come to market.
Below, we look at 12 forthcoming Downtown residential buildings. Some listings are already live, while others are either in presales or gearing up for a sales launch later this spring.

In 1893, 14 Maiden Lane was constructed as New York City's original Diamond Exchange. The large bay windows provided abundant natural light for the diamond dealers, and the building's cast-iron structure and reinforced flooring were designed to support heavy jewelry safes. In its current incarnation as a boutique condominium, the bay windows add character and the flooring can accommodate heavy furnishings, pianos, or pool tables.
14 Maiden Lane interiors
The two-bedroom, two-bath apartments with flex rooms start on top of ground-floor retail space. In April 2024, Landmarks approved a new seven-story building to replace two dilapidated commercial buildings at 307-309 Sixth Avenue in the Greenwich Village Historic District Extension II. Renderings in the presentation depict a building with a warm red brick facade, oversized windows, and a clearly defined cornice. More recently, the building has been branded The Carmine in an apparent homage to one of its cross-streets, and a sales launch is on the horizon.
All 16 two- to three-bedroom units will feature interiors by Auver with natural materials, kitchens with Douglas Fir and ebonized oak millwork, and baths with Navona Travertine and Nero Black marble. Many units will have private outdoor space. Amenities will include full-time doorman service, a fitness center, a pet wash, private office suites, and a sculptural planted courtyard. However, the site is located in close proximity to Father Demo Square and Washington Square Park. It is also well situated near the IFC Center, popular Greenwich Village dining, retail, and nightlife, and the West 4th Street transportation hub.

In March 2025, developer Peak Capital bought a narrow development site just outside the Ladies Mile Historic District from NMR Realty for $5.185 million. A short time later, they submitted an offering plan for a boutique condominium comprising a ground-floor maisonette with private garden and eight floor-through units on top.
Union Square condos
The majority of apartments will have private balconies, and all interiors will feature direct elevator entrance, abundant light from oversized windows, engineered hardwood floors, kitchens with marble countertops and appliances by Bosch and Miele, luxurious primary baths with towel warmers, walk-in showers, and separate soaking tubs, and in-unit laundry. Amenities will include bike storage and a common roof terrace. The building will also provide parking through a partnership with a neighboring garage, but it is located a short distance from the Union Square transportation hub.

The Beaux-Arts building at 67 Irving Place was constructed in 1910 and built at a time when this section of Gramercy was transitioning from genteel mansions to light manufacturing, office, and multi-family buildings. In the present day, at a time when offices are being converted to residences, the building's stately facade and copper cornice were carefully restored.

In October 2023, a joint venture between Round Square Development and VM Properties Group purchased 227 West 19th Street from JT Falk & Co. for $5.95 million (per public records). From there, they filed demolition permits for the two-story building previously on the site and filed permits for an eleven-story boutique condominium. While the red brick facade depicted in rendering nods to its next-door neighbors, the new building's height, fenestration, and triangular protrusions seen in renderings present a decidedly contemporary addition to this Chelsea block.
The renderings also depict oversized windows and planted balconies for apartments that will likely be reached via direct elevator entry. Amenities are set to include concierge service, a fitness center, and a roof terrace.

38 Gramercy Park East is the largest building to take shape around Gramercy Park in nearly a century. The 20-story building is rising on a six-parcel assemblage that included a prewar cooperative formerly on the site and the neighboring 37 Gramercy Park East; both buildings were demolished following a flurry of buyouts for 38 Gramercy Park East's former residents in February 2025. The site is located outside the Gramercy Park Historic District, but renderings nevertheless show a context-sensitive design with a light brick facade, numerous setbacks, and arched entries and windows.
The finished building will include 57 condos, 23 private storage units, and 12 on-site parking spaces. Another perk will be keys to Gramercy Park, a privilege that The New York Times notes is conferred by virtue of the top of the lot facing directly on Manhattan's only private park.

In a statement about his firm's project at 550 West 21st Street, Legion Group founder and CEO Victor Sigoura called it "the last major waterfront development site in West Chelsea of this scale and quality." Indeed, it is located directly across the street from the low-rise Chelsea Piers complex, up the block from the High Line, and a short distance from Hudson River Park. Its towering height and oversized windows all but assure open skyline and Hudson River views. Crain's New York Business notes that Legion added an extra 11,000 square feet to the project in exchange for a donation to the West Chelsea Affordable Housing Fund.

Renderings depict a white stone tower rising from a five-story podium, and residents will arrive to a planted porte-cochere entrance with access to a landscaped courtyard. Upper-level setbacks naturally carve out private loggias and terraces for the majority of residences, and amenities will include a fitness center and an indoor pool.

Across from the 69th Street Regiment armory on East 25th Street, the Beaux-Arts building at 114 East 25th Street has been converted from a publishing house to a boutique condominium. The first listings went live in April 2025; a short time later, the building experienced one of New York City's fastest sellouts in years when a single buyer purchased all 20 residences plus the ground-floor commercial space for $71 million. Adellco CEO Matthew Adell told CityRealty that the buyer initially negotiated for a group of apartments, but he convinced them that the entire building would be consistent with their investment vision.

Mr. Adell said that the interiors and amenities would be finished to the same degree as initially planned. This involves apartments with high ceilings, oversized casement windows, wide-plank oak floors, kitchens with Taj Mahal quartzite countertops and integrated Miele appliances, and white marble-clad primary baths. Amenities are to include an attended lobby, a fitness center, and a shared roof deck with dining and lounging areas.

In August 2024, developer Elad Group bought the Class C office building on the corner of Park Avenue South and East 29th Street for $72 million. Permits indicate that there will be no more than seven apartments per floor, and amenities will include a package room, bike storage, private storage, a fitness center, a spa area with sauna and steam room, a social lounge, a children's playroom, and a roof terrace. Another perk will be a central location near Madison Square Park, Kips Bay medical facilities, Midtown offices, acclaimed Gramercy dining, and supermarkets like Whole Foods and Trader Joe's.

When the Neo-Renaissance building at 95 Madison Avenue was completed in 1912, it contained only one residential unit, a penthouse for pioneering surgeon Dr. Thomas Addis Emmet on top of several stories of office space. More than 100 years later, the building has been designated a New York City Landmark and is being converted to a condominium with decidedly more than one residence. The project involves restoring the limestone and terra cotta facade, modifying the entrances, replacing the windows, and installing skylights on upper levels.
The apartments will start on the fifth floor, and two top-floor penthouses will have private terraces. All interiors will feature oversized windows, white oak flooring, kitchens with natural stone countertops and Gaggenau appliances, primary baths with Waterworks fixtures, central air conditioning and in-unit laundry. Amenities will include a fitness center with yoga studio and spa, a golf simulator, a coworking area, a social lounge, a catering kitchen, a children's playroom, outdoor terraces on the third and 17th floors, and a rooftop terrace. Additional conveniences will include a package room, a pet spa, bike storage, and private storage.
