La Botanica, #3, full-floor apartment in the East Village (Douglas Elliman) La Botanica, #3, full-floor apartment in the East Village (Douglas Elliman)
While some New York apartment types aren't exactly self-explanatory (see classic six and maisonette), a floor-through or full-floor apartment is exactly what it sounds like: an apartment that occupies the entire floor of a building. Not only does this allow for excellent privacy and highly flexible floor plans, but multiple exposures allow for abundant natural light and cross-ventilation. Some full-floor apartments benefit from direct elevator entry, and it is not unheard of for the owners of those in walk-ups to use the hallway outside their building as a makeshift mudroom or bike parking area.

While the benefits of a floor-through apartment are always appreciated, the privacy accorded by them took on a new significance in the days of lockdown and social distancing. Developers of boutique buildings noticed that and produced new buildings with collections of full-floor units. This comes in addition to a robust stock of one-lot-wide townhouses and multi-family buildings dating from 19th and early 20th century. Finally, some uber-luxury developments have devoted their upper levels to full-floor units with excellent privacy and views. Below, we take a look at full-floor units on the market throughout New York.
