From May 27 - June 2, 2025, nearly 400 condos, co-ops, condops, and townhouses in core New York City areas had their prices reduced. This is nearly double the number that the previous week experienced, and can likely be attributed to a post-Memorial Day surge as opposed to greater market conditions.
Also at this time of year, change is afoot on the Upper West Side. Nearly 90 years after it was constructed, the 79th Street Boat Basin in Riverside Park is in the middle of a total reconstruction to make it more climate-resilient, enable more ecological research, expand youth programming, expand access for boaters, and make the facility fully ADA-compliant. This process involves dredging and demolishing the current site, as well as reconstructing and elevating structures and dock pilings to current resiliency standards.

The project was announced in mid-2021. While the Landmarks Preservation Commission has no jurisdiction over this project, the new dockhouse's design by Architecture Research Office took a few tries to pass muster with the Public Design Commission, Manhattan's Community Board 7, and other stakeholders. The team aims to start construction in late 2026 or 2027, but NYC Parks lists a 2028 reopening date.

Elsewhere in Riverside Park, work is underway on the redesign and restoration of the 79th Street Rotunda. This rehabilitation project aims to restore structural integrity to the three-level structure (comprising the West Side Highway, the West 79th Street traffic circle and pedestrian plaza, and an underground garage and NYC Parks Department facilities) while preserving historic architectural elements. It will also create ADA-compliant ramps to connect the pedestrian level, the terrace level, and the Riverside Park Promenade. A project of this magnitude hasn't been done on the rotunda since 1975, and work began in early 2022. Completion is estimated for 2026.
Upon completion, these changes will make for a more vibrant Riverside Park waterfront and more streamlined traffic flow. But in the immediate term, the West 79th Street traffic circle will be fully closed later this summer to complete construction, and there is significant work that disrupts bike lanes and greenways, not to mention the tranquility of a day at Riverside Park. It is against this backdrop that 13 listings in the Riverside Drive/West End Avenue neighborhood, in both venerable prewar co-ops and amenity-rich new condominiums, experienced price reductions.

Also of note, a Sutton Place penthouse owned by Judith Sheindlin, best known as Judge Judy, had its price reduced. Ms. Sheindlin and her husband, former New York Supreme Court judge Jerry Sheindlin, listed the duplex penthouse for $9.5 million in May 2024, giving no reason but "We've enjoyed this jewel of an apartment. Time to simplify." However, a $1 million price cut brings it down to $8.5 million. Public records show that if it sells for this price, the Sheindlins would break even.
Another notable cut took place at 520 East 86th Street, a prewar cooperative in Yorkville. A duplex maisonette was designed by Dean Telfer, former campus architect and architectural history professor at Columbia University, and can be accessed via a separate street-level entrance. Interiors are distinguished by hand-carved wood finishes, soaring ceilings, a Tiffany-style tile fireplace in the living room, and stunning stained glass windows throughout.

It was listed for $2.6 million earlier this year, and this price cut brings it down to $2.25 million. If it closes for this price, the buyer will take a loss, having bought it for $2.45 million in January 2023.
