On the first full week of March 2026, the number of residential apartment sales recorded in Manhattan ticked up week-over-week. All five of the highest-priced sales of the week closed for over $10 million, highly characteristic of a market where a surge in super-luxury condos is causing the average condo price across Manhattan to spike in 2026.

Two Downtown listings on the Hudson River waterfront were neck and neck for the top sale of the week. Leading the charge was Residence #11A at Tribeca warehouse-turned-condominium 250 West Street, which closed for $21.436 million. The sale appears to have taken place in an off-market transaction, and public records indicate that the buyer, who is listed as a trust, will only be the three-bedroom home's second owner. The seller, also listed as a trust, bought it from the sponsor for $10.5 million in June 2013; most recently, they sold it for more than double without accounting for inflation.
Penthouse B at 495 West Street was not far behind, closing for an even $19.5 million. Both parties are listed as LLCs; however, when the penthouse last changed hands in May 2025, The Wall Street Journal identified the buyer as acclaimed photographer Annie Leibovitz, who had previously used another apartment in the waterfront boutique condominium as a live/work space. She makes a $3 million profit on the penthouse, and her next move is not immediately known.

The top sponsor sale of the week took place at Billionaires' Row supertall 111 West 57th Street. Residence #36 closed for an even $18 million, only slightly under ask and the week's third-highest sale overall. When the three-bedroom condo entered contract in January 2026, the listing noted that it was the last floor-through Tower Residence remaining in the building. The two public availabilities are a duplex penthouse asking $45 million and a quadruplex penthouse in the crown of the building asking $98 million.
In other new development news, closings have begun at The Strathmore, with all one- and two-bedroom units coming in over ask to date. When the 44-story building was under construction as a rental, it was grandfathered in to zoning laws that prohibited buildings of similar height from rising in this section of the Upper East Side. The result is open views from bay windows, and interiors feature 7" French oak floors, kitchens with custom Italian cabinetry and Miele appliances, smart thermostats, and in-unit laundry. Remaining availabilities range from a one-bedroom for $950K to a four-bedroom for $5.065 million.

Also of note, The Real Deal identified Academy Award-winning actor Nicolas Cage as the buyer of a two-bedroom apartment at J.W. Marriott Essex House. Residence #2701-2703 represents the combination of a full-sized and accessory unit in the condo hotel, and closed for $6.5 million in the week's tenth-highest sale. Between his busy filming schedule and his real estate portfolio across the country, he will likely use this apartment as a pied-a-terre.

Biggest Profits
