Features

Manhattan is an island so it only makes sense that it’s surrounded with salt water… pools, that is. As luxury residential buildings ramp up their battle for buyers, traditional amenities just won’t do. Now, buildings don’t just offer amenity spaces, they “activate” them. And, they don’t just offer plain old pools, they make them salty!

 

Why salt? All pools require sanitization but using chlorine has gone out of favor as it is deemed overly harsh on swimmers’ skin, eyes, hair, lungs, and swimsuits. Take this with a grain of salt (pun intended!), but saltwater enthusiasts claim the benefits of saltwater over traditionally chlorinated water range from being gentler on your eyes, hair, and skin to making the water feel softer to more dramatic claims of having anti-stress properties and being better for your joints. Whatever the benefits, a saltwater pool isn’t nearly as salty as the oceans, as it contains 10 times less salt (with 3,000 parts per million salinity in a saltwater pool and 35,000 ppm in the ocean).

 

Ahead, CityRealty rounded up 12 residential developments with saltwater pools to help New Yorkers embrace that island life.

1. The Kent

 

The Upper East Side luxury residence The Kent has a stunning 55-foot saltwater pool with a sophisticated geometric design that echoes the Art Deco theme in the rest of the building. The pool features a backlit glass sculptural wall and custom teak millwork. To add to the experience, the heated saltwater pool is paired with Finnish saunas for the ultimate spa-like experience.

2. 40 Bleecker

 

40 Bleecker is home to a custom-crafted saltwater pool. The 58-foot pool is clad with mosaic tiling, perfect to admire while doing the backstroke. This one-of-a-kind pool marries warm neutral colors and stone materials throughout.

3. Waterline Square

 

Developed by GID Development Group, Waterline Square is an iconic collection of three residential buildings on one of the last remaining waterfront development sites on Manhattan's Upper West Side. It surrounds a three-acre park and all three buildings share a massive amenities package spanning 100,000 square feet. One striking amenity of the residents’ Waterline Club is their 25-meter, three-lane saltwater lap pool brightly lit with a unique skylight and inset ambiance lighting.

4. 90 Morton

 

90 Morton is the latest West Village collection of residences to offer a private retreat to a saltwater oasis. Located one floor below the main lobby entrance, the buildings’ residents will have direct elevator access to unwind and experience the serenity of the indoor saltwater pool that measures 64 feet in length.

5. 565 Broome

 

The first NYC residential project designed by Renzo Piano is the twin-tower development at 565 Broome. The breathtaking 55-foot indoor saltwater pool looks out through its massive, two-story, curved corner glass windows onto a private courtyard with a living wall garden.

Rental building 555Ten has a Skytop pool located on its rooftop, 56 stories in the sky. The open-air sundeck has private cabanas, chaise lounges, and a southwest-facing saltwater swimming pool, all 650 feet over the new Midtown West.

7. Brooklyn Point

 

Located in the heart of Downtown Brooklyn, Brooklyn Point is currently the borough’s tallest tower at 720 feet. Not only will the building offer luxury homes with incredible views and over 40,000 square feet of amenities, but on the very tippy-top of the building, there will be a dreamy saltwater infinity rooftop pool. 680 feet in the air, this 27-foot-long pool will be the Western Hemisphere’s highest residential infinity pool. Beyond the outrageous 360-degree views, the pool is surrounded by lounge chairs, al fresco dining areas, and an outdoor movie screening space. And, even better, in the winter months, Brooklyn Point will also offer a 65-foot indoor saltwater swimming pool in the spa.

8. 98 Front Street

 

DUMBO’s 98 Front offers residents a private saltwater pool and hot tub that adjoins the ground-up luxury condominium’s yoga studio, fitness center, spa, and co-working lounge. The naturally lit space features double-height ceilings and a dramatic Bronze-mirrored wall. Developer Hope Street Capital and architect ODA New York opted for large, bright open spaces throughout the building and its amenity spaces.

9. ARC

 

Long Island City’s ARC claims the largest lifestyle-driven amenity program in New York City. Not only do they have a full-time, onsite Lifestyle Director who manages the robust amenity programming, they also feature their Rooftop Pool Club centered on a 70’ long saltwater pool with sundeck, lounges, barbecues, dining areas, and bocce courts. In addition to the 360 views, there is an iconic New York water tower on the roof so you don’t forget where you are.

10. 70 Charlton

 

Soho’s 70 Charlton is comprised of two 21-story, mid-block buildings connected by a garden and a glass-enclosed breezeway with a curved inner wall. The building’s three-lane saltwater lap pool is adorned with a curvy ceiling that looks live ocean waves.

11. 35 Hudson Yards

 

This large, 92-story, mixed-use tower at 35 Hudson Yards was developed by the Related Companies and Oxford Property Group in 2018 and has 143 condominium apartments, a 200-key Equinox hotel, an Equinox fitness center, office space, and is just steps away from more than 100 shops and restaurants. At 1,039 feet tall, it will have the highest apartments at Hudson Yards,

12. The Visionaire

 

Completed in 2008, the Visionaire at 70 Little West Street in Battery Park City is certified LEED platinum. The building’s 251 apartments have floor-to-ceiling windows for optimal views of the Hudson River and the Manhattan skyline as well as hardwood flooring and open kitchens with energy-efficient appliances. Among the building's many amenities, there is a skylit indoor saltwater swimming pool.
