Financial-District-03 Compilation of rental buildings in the Financial District/Battery Park City
Earlier this month, SL Green Realty officially announced the start of construction for a ground-up 31-story rental building at 185 Broadway in the Financial District. While shiny new rental buildings are no stranger to the island, the project's location at the crossroads of Wall Street and the World Trade Center portrays the strength of the Manhattan's residential market and the desire for people to live downtown. Two decades ago, the site would have surely been envisioned for an office tower, but the transition of FiDi from a 9-5 business community to a 24-hour destination has led to an infusion of thousands of residents who want to live and work downtown.

Over the years, a number of the neighborhood's stalwart, stone office buildings have gone residential — some of which are featured in our list below. To satiate demand, some of the largest, tallest and most amenity-laden rental buildings have risen in recent years such as the 900-unit New York by Gehry, the tallest rental in the city, and 19 Dutch. The latter of the two, opened earlier this year and offers residents a sumptuous, 24-hour attended lobby, a fitness center with areas for boxing and spinning, a library with a fireplace, a golf simulator, a demonstration kitchen, a double-height game room with an adjoining business center, and so much more.

With all these bells and whistles, coupled with the walk-to-work location, it's no surprise apartments are priced at a premium. One-beds in 19 Dutch start at $3,515/month which is actually well below the average price of one-bedroom in the neighborhood: $4,134. Nevertheless, we looked at all three dozen no fee rental buildings in the Financial District and Battery Park City, took into consideration their design, apartments, amenities, views, and Yelp/Google resident reviews to assemble the top ten list below.

71 Broadway is a historic 23-floor rental building converted from offices in 1998. Conveniently located across from the churchyard of Trinity Church and across from Wall Street, the building has a subway station serving the 4 and 5 trains in its basement. The building's 232 apartments are managed by Equity and feature Energy-Star stainless steel appliances, walk-in closets, parquet wood flooring, remodeled baths with black marble counters, and oversized windows. The handsome, 22-story 10 Hanover Square was designed by acclaimed firm Emery Roth & Sons as an office in 1969. In 2005, the Witkoff Group converted to a 493-unit rental with help from SLCE Architects and BG Studio International. UDR now manages the building, where residents of the studio through three-bedrooms homes can enjoy East River views through oversized windows, loft-style kitchens with granite countertops and stainless steel appliances, and excellent closet space. This Cross & Cross-designed, limestone-clad, 54-story Art Deco tower was the fourth-tallest building in the world when it was erected in 1931. The Art Deco tower at 100 Maiden Lane was originally designed by Clinton & Russell as an office building in the late 1920s and was converted to residential by Lalezarian Properties in 2005. Its well-known, 100-foot atrium is still intact and topped by a faceted glass skylight, but the offices have been transformed into 336 studios through three-bedrooms. Apartments feature soaring ceilings, oversized windows, kitchens with black granite countertops, and baths with polished chrome fixtures.
