The Lower East Side is far cry from your immigrant great grandmother's low-cost tenement district of yesteryear. A look at the 126 current rental listings available in the neighborhood reveals the median rent in the former slum have risen to $4,300 a month with studios coming in at a median of $3,600/month, one-bedrooms at $3,300/month and two-bedrooms at $4,125/month.

Though losing some of its old character and iconic haunts, the neighborhood remains one of the most diverse and exciting neighborhoods in Manhattan, with an eclectic mix of old-world ethnic establishments that neighbor trendy eateries and upscale clothing boutiques. For most of its history, Lower East Side architecture has consisted primarily of squat tenement housing but new development in recent years has included large-scale projects like the condominium tower at One Manhattan Square and the multi-building Essex Crossing development. New rental buildings like The Rollins and The Essex provide outstanding amenity packages and older buildings like 275 South Street are staying in competition by offering renovated interiors and leasing specials.
